I've just moved back to Arkansas and rented this apartment site unseen while living in another state. I lived in Arkansas 15-16 years ago and I didn't know where to move. I chose this property because it was a nice place 15 years ago. Today you can tell that there has been a lack of upkeep and maintenance but it's probably budget restraints. This property was nicer 15 years ago and I wish that it had remained properly cared for. I do feel it's time for a remodel overall at this complex especially since the proprietary company can definitely afford to make that happen.
Personally I hate my kitchen here and bathroom as well. They are very outdated and there truly isn't an excuse for it. The staff on the property have been very kind and accommodating. Nothing that's made me feel uncomfortable or anything of the sort.
I feel like the owner company should be trying to make the apartment units as nice as possible to attract renters instead of doing the very least on site to save money for whatever it is they are doing. The consensus is: "There are a lot of rules to follow and hurdles to jump through to live here just like anywhere you rent from but, there is no upkeep or updates done in the units to mirror those demands keeping them in demand for people looking for a nice unit to rent." Although this is simply based on my opinion regarding my experience; I have been told by others that there are many opportunities for improvement of the property as a whole. Especially if the company can afford to do it. Remember please that this isn't a nice little guy in the city we are renting an apartment from. This is a company;A rather large company/group that could afford to do a remodel and make the property nicer for everyone that lives here and everyone who visits. I know they are a good company but I feel like they've lost touch with everything going on at all their properties because they have many. I would hope they would remodel the units so that there are new sinks and appliances so they can have a beautiful place for people to call home even if we rent. They mean well but I feel like things have been lost in translation and things have been overlooked. The CEO CFO and ALL upper management should visit the property and spend the day looking around and at certain units that have outdated plumbing and flooring to truly grasp what I'm trying to convey. I feel privacy living here. I do like it here but I hate the amenities and the quality of the interior of the units. There's work that needs to be done and I believe they can,will,and should do it.

Office staff is rude and condescending. I went to speak with them after a friend had tried 4 times to have a problem remedied...the lady kept saying " we only speak to tenants, we only speak to tenants."
Odd thing to say since they spoke to me quite a bit until my friend rented an apartment. The lady then called my friend, who, after having spoken with them several times with no resolution, did find the time to tell my friend that I made them uncomfortable. I would guess this had to do with them being able to give my friend the run around but not willing to answer simple questions when asked politely and calmly directly. I would be uncomfortable as well if I had to lie, make excuses, and just dismiss another person in person rather than over the phone.
Beyond the leasing offices' lack of integrity, the apartment complex does not hire sufficient maintenance staff. The complex shows its lack of sufficient maintenance and grounds keepers by weeds, trash, and overgrown grass being easy to spot when you have a look around. The theme of this complex is that it was made to be kept to a higher standard than the complex can now afford based on the limited amount of rent they can rationally expect to get from a complex that is aging and a market that has changed.
I gave 2 stars because the location is nice, the tenants are generally of good caliber without much undue noise and traffic.
The pool and other facilities are nice but require you to go into the leasing office, where they only talk to tenants, so if you have a question, it might be confusing. Otherwise, it is just a hassle and annoying to walk into a leasing office with your swim attire and such...to sign to be let into the pool. The pool also had NO__ and NO___, a massive bicycle lock wrapped around the outdoor entrance to a pool, you know the one they initially planned on using for people who were swimming. The signs make it clear that you are supposed to do nothing except quitely swim..alone..and bring nothing so as to prevent anyone from mistakingly enjoying or feeling welcomed to swim. The complex allows 1 guest per resident...no matter if you might be out of town and having someone watch your apartment, you may only have 1 guest and you must be with that guest. The same rules all apartment complexs have that are meant to be inforced when necessary but not if the pool is wide open and a person is not drinking, being loud, or causing problems. The office is made up of Karen's who enjoy enforcing the rules so much that it turns tenants away from wanting to use the complex pool.
The office staff is so courteous if they think they may get money from you, either directly or indirectly but once that ship has sailed they only speak to tenants. I am not an unreasonable person. Look at my reviews, I am quick to give 5 stars if the business treats the customers equally and consistently. I have given few 1 star or 2 star reviews..so you really have to earn that 1 or 2 stars.

I have been living here for for 5 years now and so far the experience has been fine. Not too much issues and maintenance when called comes and fix things. Only complaints have been the steady increase of rent sadly and noisy neighbors, sometimes it takes too long to remove the really bad ones. Wish the golf part can also include a small park for walking/running and pet playground, seems to be a waste of space to have a golf camp barely use by only the few, since the lake vista is really nice. Gym amenities are ok, not amazing but alright. Overall is being a nice place to live so far

To be honest, this place has so much potential, but the Manager, Hope, does not know how to run it. Bless her poor little soul. First, this place needs a ground keeping service that actually does their job. Second, they need better lighting and security for the night-time. Third, they need to have these buildings ready when you move in and not cut corners to the point maintenance constantly has to come to your apt. Fourth, they need to do something with pet owners; there's entirely too much pet droppings on the sidewalks and grass areas. Fifth get the maintenance man, David, some help. He seems to be the only one able to fix things properly. Last thing the pest control need to be upgraded. They have a horrible gnat, tree roach and spider problem. Overall, either train the manager correctly or bring someone in that knows how to run an apartment complex.

I’ve lived here over a year now. It has been great. If I have any issue (which is very rare) Hope and the team help me quickly. Affordable. My building is clean quiet and well maintained. They have a great gym/tanning and we enjoy the pool all summer.

We lived at these apartments for approximately 1 1/2 years. It was miserable the whole time we were there. The neighbors were loud all day and all night. We continually had issues with mold. We had gnats horribly, they were everywhere, not just my apartment, but the ones around me. The maintenance crew were great. Management was just okay, not great. So glad to be out of there and definitely not going back.

I have found this apartment to be very comfortable. The manager, Hope, has always been nice, professional, and helpful. The one time I needed maintenance, they came immediately. It is very quiet, my neighbors are great and I have never had any bugs at all. I recommend these apartments to anybody and Hope does a great job managing these apartments.

From my experience, management has been very friendly and helpful. I haven't had any issues with them. Maintenance responds very quickly and are very friendly and fix most issues in 5-10 minutes. My only issue is the other residents, some are very friendly, but the majority seem to be rather low quality people that will fly through the parking lot oblivious to their surroundings and the fact people and pets live there too. Others just throw their trash on the ground (the apartment has a serious issue with littering) and almost no one cleans up after their pets so there is feces everywhere. There also seems to be a lot of people who live there that consistently park like they were dropped on their head as a child.
The apartments are decent and affordable, but with a cheap affordable apartment you just get low quality people too. A few speed bumps and maybe fines for not picking up after your pet will help improve the place. Or, even just trash cans between dumpster sites with bags for picking up after your dog.
