incredible Pest Solutions & Handyman Services has worked with King Bay Rentals for years and have worked with many different team members in the rental department at Kings Bay Rentals over the years and I would like to say that the crew that is in the rental department now is the best. They are easy to work with and give good details to what needs to be repaired or what pest needs to be treated. I would highly recommend this rental department to anyone looking to rent there home.

I rented a nice, small house from an elderly gentleman for about 2 years. He owned the house, however he paid ERA to manage the property. What exactly he (and I) paid them to do, I'm not quite sure.

Pros:
-Most of the people that work there are nice people.

-Their website is easy enough to use.

Cons:
-When moving in there were several material issues that the realtor pointed out with the promise that they would be fixed. They honestly weren't a big deal, but they never had any intention on fixing them and they never were.

-The house was honestly gross when I moved in. The bathroom needed a wipe down and fixtures were hanging out of the wall, the walls were scuffed, there was pieces of dead animals (starfish) glued to the wall in the kitchen, and the back porch was a total wreck with trash on the shelves and items left behind as well as in the storage room. (This wouldn't bother me at the time, but more on it later.)

-During an inspection with the owner he was adamant that they make minor repairs to the gutters. It was never done.

-The contractor they sent out to repaint the interior was so incredibly unprofessional. They essentially gave up halfway through, used the wrong paint in the bathroom, missed enormous spots, and broke light fixtures and mounting brackets. The experience all around was very unfriendly to the military lifestyle. The contractor at one point lied and said I wasn't home on the date scheduled. I had to pay a friend to be present to accommodate them and was relayed a not-so-friendly message from ERA about the whole ordeal, although I cannot verify exactly what was said.
ERA inspected the job and they were unsatisfied. For about 8 months after that I was told that it would be fixed. It never was. This event was a major stressor right before a deployment.

-I gave them their next tenet for the property, saving them who knows how much money. Despite this they were not very accommodating for his military schedule and threatened to cancel his application (while keeping the $50 application fee of course).

-Upon moving out I was charged a $250 cleaning fee and a $60 re-keying fee. If there is one thing I want to stress to anyone reading this review it's this:

Just don't bother cleaning your property before moving out

I put money into making this place look nice when I moved out. I re-mulched the lawn upon request (even though the lease said not to perform any landscaping). The only thing I can think of is there were a few lightbulbs out, so I'm assuming this was a flat fee unless they bought some very expensive bulbs. It's important to note that some of these bulbs were out when I moved into the place.
It was absolutely cleaner than when I moved in. On the back porch, which was wrecked when I moved in, I simply left all the objects that came with the house at the house exactly where they were.

-No excuse for the re-key fee. I returned both the keys that were given to me. Greed is the only explanation.

In all the house must have been in better or the same shape since they raised the rent once I moved out. The rent was always paid on time, in full. I lived there alone with no pets. I hope everyone else has a better experience with this company, but I couldn't honestly suggest them now that I reflect back on the entire situation.

The staff are very courteous and helpful. They always give us advance notice when inspections are required. They are there to assist either over the phone or in person.
