We booked with them through Airbnb 5 weeks in advance of our trip. They cancelled less than 2 weeks prior with no explanation and it has been a nightmare getting our full refund. I would not recommend doing business with this company at all.

We moved into a house that was almost fully renovated/ refurbished by King and Society. The house continues to be in great shape. We had minor issues a year later and they came out and helped us solve it even though it was part of the build that predated them. They do high-quality work and are just good people. I recommend them.

**It was Alex that helped us. I believe he is the gen contractor there.

The WORST property management company I have ever had to deal with. We were tenants in one of their HIGH END mount pleasant rentals. Shortly after we moved in the mail man warned us that this property had a bad rat problem, a couple weeks later our house was infested with fleas, roaches, and other bugs. Our ceiling filled with water and started leaking, black mold in all the vents, and paint in the bathroom peeled off from the moisture from the shower. TERRIBLE TO DEAL WITH

Beware!! I only gave them 1 star because there is nothing lower! I had the misfortune of dealing with Hunter in this group. From the beginning he was hard to get in touch with. I overlooked that and chalked it up to he was probably just busy. Then when it came down to the actual rental transaction he lied multiple times to me re: the house and situation. He told us that there was a girl that rented the space in back, but she only stored her furniture there and she was hardly ever there. In reality, it was a roommate situation. She lived at the house 24/7 after the first month we were there. When she was there she had full access to the house. We didn’t even have a door that we could lock to secure our property. Next issue.... my husband started having allergic symptoms and feeling sick. We noticed black mold in the house. It was around all of the air ducts and obviously throughout the ventilation system. This time, with complete disregard to our health, he brings workers in to clean the mold and starts stirring it up for us to breath even more instead of giving us a chance to vacate. They only painted over the part that you could see, not proper alleviation. After that my husband’s symptoms got even worse. You could literally smell mold when you came through the door after that. Only after a HEATED discussion between the 2 of us did he agree to wait until we could get out to do any more so-called “alleviation.” Also, the house is so wet, we ran the dehumidifier 24/7 and had to empty it 2-3 times a day to keep the couch and bed linens from feeling wet. Lastly, at the time of move out, they kept $700 of my security deposit. $350 for pet deposit which I agreed to, but after that it was for “ move out cleaning” which I had already had done and and paid for once. I emailed him the receipt where I had paid for it. Next, was for dining room rug “ yearly cleaning”.... why is my responsibility to do their yearly cleaning? Then linens, filters and the list goes on... According to SC law Acceptable Security Deposit Deductions under SC Rental Laws, South Carolina landlords can keep part or all of the tenant's security deposit for two reasons: if the tenant is unable to pay rent, and if the tenant causes excessive property damage. In other words, any damage that exceeds normal wear and tear or excessive filth. We left the house paid in full, without damage and cleaner than it was presented to us.

10/13/2018 Follow up to the response left by King and Society to my previous review. Again untruths... They only kept the pet deposit after they were FORCED to give me a refund of the other money they kept from my deposit.. The only reason that I received the refund is because I turned them in to the Better Business Bureau and left the bad review. They also failed to mention that I told Hunter on different occasions to come by and get the money for the pet deposit... even leaving a check on the table one day for him to pick up, but his plans changed and he was unable to make it that day. I knew that I owed that money and had every intention to pay. I'm even the one who said .. just keep it from the security deposit. He never set me up for online payments by giving me the pass-code required to do so , and coming downtown to make payments was a huge inconvenience. If they had only told the truth in their response or just gave an apology- without the lie- I would NOT be leaving this 2nd review. But, since they chose to go that route... let's throw in the fact that we never got any compensation for the many other problems... the black mold, my husband becoming ill from the mold, or any money back because it was a shared rental. Not to mention, being misled about the fact that it was actually a ROOMMATE situation... never being told of the fact that the roommate had full access to the entire house, as well as, all of our belongings. They are very apologetic now, where was that when it was happening?

We used King and Society on both ends of our recent home purchase. Selling our old house, while at the same time trying to find our next level up home for our growing family. We'd realized for a while that we needed more space, but the idea of raising 2 young children, while keeping our house ready for showings and at the same time, coordinating all the sales to line up (Financing, movedates, schools etc) was terrifying.

Troy guided us through the whole process and made it as easy as possible.
Sale:
1, Helped to stage our old house without disrupting life for us and the 2 young kids.
2. Easy awareness of showing times via the App.
3. LOTS of showings, and quite a few offers
4. Helped arrange construction folks to tidy up things that we'd put off for years (Siding, floors, painters, insulation etc. He had a guy who could do anything quickly). Also the Punchlist (I tried to arrange my own Handyman. But it was not easy hiring odd jobs when there are literally HUNDREDS of houses being built in mount pleasant to keep these guys with steady work.) I think this company also has their own construction business which helps get these workers onsite at a moments notice.

Purchase:
We'd been looking for a few months. Daily emails from Troy telling us about new listings, and arranging showings DAY OF to find our dream home. He's an honest straight shooter. Guiding us to a fair asking price. Giving honest feedback about asking price/value. And recognizing when a deal is hot and needing to act fast. And again, he had contractors ready on call to inspect, and estimate any work needing to be done to the new home. A few problem areas we opted not to fix, but the estimate from the contractors gave us some negotiating power off of the sale price. We couldnt have been happier with where we ended up.

Closing:
There were some stressful moments. Primarily in the area of getting financing lined up. That's out of realtors hands. But still, Troy was persistent and everything closed on schedule. It was nice to have him there with us at signing time. To remind us about things we'd not considered (Don't forget 4% primary home tax discount. This saved us $8k per year.) Thanks Troy, Misti and the rest of K&S

We're in our dreamhome. I dreaded the thought of all of this, but am so thankful we did it, and that we had K&S to guide us along the way.

I'm a first time home buyer, and didn't know a thing about real estate. With Hunter and the King & Society team, they helped me understand the home buying process, and always made me feel in good hands.

If the little "energizer bunny" was a real person, it would be Hunter Diggins. Every time I called with a question, he would pick up before the phone would even ring. If I needed him to meet me somewhere he'd beat on his drums and tell me "I'll be there in 5 minutes". He's always on the go, and always makes himself available - He takes his job very professionally. Not to mention, we were able to buy the house under asking price!

I will be using Hunter again in the future.
