I recommend Ken-Co Homes of Lake City. The staff is helpful and friendly. I appreciate Kayla in the business office - she keeps the paperwork flowing.😉 Ross Baker was very attentive and caring in my home buying process. I would recommend them if you are looking for a mobile home. Also, Kenco has a great bunch of workers, who do the post setup items. If I have an issue with my home, I contact Ross. He takes care of it.

KenCo Homes of Lake City has been a great experience. My #1 lot Ive visited since looking for a mobile home for my little family. Literally from Day 1 up to closing they have been nothing but GREAT. Mr Ross was so hands on and patience with me, he answered all my questions no matter how early or late I contacted him; he responded back. I was so nervous and overwhelmed about this new chapter in my life but he bought ease and assurance and made sure I had absolutely nothing to worry about he was there for me all the way & I'm so appreciative. IM A HOME OWNER !!! Thanks Mr Ross. Go visit I swear you won't regret it

We had been looking all over at various types of homes. Our nephew had just purchased a mobile home from Ken-Co in Lake City, SC and recommended them to us. After looking we decided to buy from them. Our representative was Ross Baker. He was very accommodating and friendly. The staff there was so pleasant. It was a relaxing atmosphere with absolutely no pressure from anyone. We could contact Ross at any time if we had questions and he always responded to texts as well. No waiting. I highly recommend them!

MUST READ! DO NOT do business with this company. Salesman Ross was excellent to work with, however, he will make promises that they do not intent to keep. The home took forever to be set up, I had to call and stay on top of them constantly to know what was going on and what the next step was, being a new home owner, I was absolutely clueless to the process. I called numerously and sent just as many emails, total counted, I called 200+ times between Jan & Aug and they may have made 5 calls total to us. I should have sent the home back prior to completing the set up as they didn't have the dormer like we wanted & shower didn't come the way it was suppose to. The response from David about the dormer was it's 'just not feasible' to send the home back. In regards to my shower, Ross mentioned if I could live with the shower being ceramic instead of marble, he could change my double master white doors with the barn door. Mitch made the comment the shower would have cost them over $3,000 to replace. It took them forever to finish my skirting, every time we called they always asked the same question, what color? I told Ross several times & Mitch numerous times we wanted it to match the shutters, so black. Mitch's last response was, semi-gloss, gloss, flat, etc.. Really Match the shutters! If you do not know the finish, call the factory and get it. I also had to go pick up my own stuff from our electric company as they 'didn't know how to get there or if they could get there prior to them closing, it won't cost you anything'. I went and picked it up for them, it was $70, they didn't offer anything in return for me paying out of my pocket for it. Mitch acted completely clueless each time I spoke with him. Not to mention, I overheard the complaints about me calling with issues due to the fact he forgot to hang the phone up all the way before complaining about my call. Within the first few weeks, my home had mold growing on the ceiling, they were not in a hurry to send anyone out to take a look at it, it took almost 7 weeks before someone came out, meanwhile I had to spend the money out of my pocket to hire a specialist to make sure it wasn't anything we had to move out of the home for (that was over $400), although it wasn't extremely dangerous, it still affected my son's allergies and asthma. They immediately tried to get us to sign off on the paperwork after the mold issue and stated in the email they had sent, 'if you sign these papers, I will be sure all of your needs are taken care of'..The factory ended up sending one of their contractors and he 'cleaned' the area and sealed the marriage line as Ken-Co's setup crew failed to get the home close enough for it to have sealed properly, I am sure the set up crew did the best they could with how big the home is, but, they should have sealed the marriage line prior to tying the home together. I requested for them to have a specialist come back and re-test per the recommendation of the experts I hired, they refused. Said if it came back again, they would handle it and they did not feel the need to hire someone to come back to test it. So I guess my family's health is of none importance to them. They are only concerned with getting their $$ from the loan company, once they get it they WILL NOT do anything, even if they had promised it to you. I had to contact them again this week because the mold is back and they sent a request to the factory to have them deal with it. I have asked several times about if they were still willing to do the barn doors in place of not ordering the correct shower, their response was 'I don't know why she doesn't like the shower, it's a nice shower' My husbands response was, when you go buy a car, do you buy what you want or what someone tells you is "nice"...... Needless to say it's been weeks since I have asked about barn doors and no one has told me if they were willing to correct it. And of course no response to them sending a specialist to retest the mold affected areas of the suppose to be NEW home. As long as the process took, we should have built!

Kenco Homes of Lakecity was awesome ! Ross Baker was so nice and accommodating to us. We had to go to Building and Zoning in Georgetown to change our zone and Ross even showed up to the first meeting to help us after hours. He has always answered our calls and questions and was very patient with us. Would highly recommend them if you are looking to buy a mobile home, make sure to ask for Ross, he is the BEST!

I highly recommend Kenco homes. During my buying process we had a minor issue, but they handled it fair and professional. The only thing I would suggest, explaining the mobile home process for setting up a mobile home. I am not from the south, so I didn't know the process. I thought everything got setup in one day. Thank you Kenco for helping me make my dreams come true.
