Where do I even begin? First, if you want someone who is going to sell your house, regardless of price point, condition, or how great the challenge is, Kaitlyn Espada is, unequivocally, that agent.

I have worked in real estate investment for about a decade. When I decided to list my $1,000,000 home in Palmer, I got referrals and interviewed many different agents. I expected them to show up to our interview with comparable sales information and a marketing plan in hand. I conducted a very thorough interview process and I was highly selective in what I wanted out of my agent. Kaitlyn nailed it, she blew the competition out of the water during the interview process. Before I even hired her, she knew my comps, what the market would bear, had an outstanding marketing plan and valuable feedback.

Her marketing plan was excellent. The photographs were fantastic (people still talk about them). Due to her skillful marketing and extensive network, she had my $1,000,000 house under contract in 8 days, with several potential buyers to choose from.

Throughout the process, her intuition was on point, her advice was sound, and she’s just plain delightful to be around. Kaitlyn is tenacious and determined. While she is friendly, personable and funny, when it came down to the brass tacks and negotiating some contracts that went haywire (entirely the fault of the buyer’s agent’s mismanagement) Kaitlyn handled the situation with a fierce determination to protect my best interest, while ensuring the deal closed. She was straight forward with me when she felt concessions were necessary, and I appreciated her direct communication. She is an agent you want in your corner. She will get the deal closed, even with a lot of challenges.

Kaitlyn went above and beyond in every way. Mid-sale, I had a bad day on a personal level. Kaitlyn knew I was struggling with the house sale. Hearing my distress, she took time out of her day to bring me an assortment of delightful baked goods and we sat on the porch and she commiserated with me and made an actionable plan to move forward.

At closing, we ran into some major challenges with my unreasonable tenants. The situation could have turned into a nightmare. Instead, Kaitlyn negotiated on my behalf and found a way to smooth things over with everyone.

At several different phases of the sale, we got hit with major challenges that could have delayed or even cost the sale. Again, none of this had anything to do with Kaitlyn. Kaitlyn handled each curve ball they through at us with tenacity and grace. More than a couple of times she pulled us out of the weeds with her negotiating skills and real estate expertise. When they attempted to re-neg on the contract at the 11th hour, Kaitlyn stood her ground and ensured that what was agreed on was exactly the way the deal went.
