Two months have passed, and I never received an email or any contact from them to inform me about the deposit. I decided to write to them via text message, and all I got was a response saying they were going to keep the deposit. They are claiming damages that were already present in the apartment, such as cracked walls and moisture caused by the rain and poor construction work. Do they think I can control the weather? If they do a poor job, it’s obvious water will seep in.

Additionally, they never fixed our stove despite us insisting multiple times that it was broken. They kept saying they were waiting for a missing part, and a year passed without it being repaired. We moved out, and it was still not fixed.

In short, don’t rent here if you don’t want to lose your money.

UPDATE:
I could barely open the drive with the photos and videos they sent me as supposed evidence of the apartment’s condition. 99% of the cracks they showed were already there when we first moved in. However, we accepted those conditions because we had little time to move before the lease for our previous apartment expired. The water stains on the walls around the windows were caused by the rain, but we never thought they would charge us for those same cracks and damaged walls from the deposit.

We had a great experience renting for a year until it was time for move out. Judge had horrible communication, constantly dodged our calls and emails, and withheld our security deposit for well over a month. We had to threaten legal action to get our money back. Avoid this company.

PLEASE PAY ATTENTION. This agency has been the worst experience we have ever had renting an apartment… To sum up all the chaos, we received our “move out form” on November 4th, in the inspection they put things like cracks in the walls, the cracks in the walls were already there before we moved in. We requested more than 4 times to have the stove fixed, can you believe that for a year only one burner in the kitchen worked? We accept that due to time issues we did not have time to clean the house properly, and there was a room where we left two little black adhesive things stuck to the wall that someone used to hang the towel, but the rest of the damage was not due to us, the walls were already cracked and blown, and the humidity was clearly due to those same cracks that were already there and the poor construction work that was there previously.

Oh, and as if that weren't enough, in the supposed evidence they even added a cracked wall that they themselves left like that when I asked them to fix it.

They are scammers. They refuse to return my deposit and make excuses that don’t make any sense. We asked them for a year to fix the stove that was damaged, but they were never able to repair it. Their excuse for withholding our deposit is that there was some humidity due to the poor work they did. After the hurricane, a little water got in, and somehow, they claim it’s our fault. Do they expect me to wrap the house in a giant bag or move it somewhere it doesn’t rain and then bring it back?

Judge Realty has managed my properties now for roughly 4 years. They are responsive and know what needs your attention and what doesn't. They have a very informative user friendly portal. They keep on getting better as well. I have heard nightmare stories from so many people about not being able to find management. I am glad we have a top tier management company here in Savannah. Rest easy with these guys behind the wheel. Tenant screening, competitive listings, affordable repairs, and proper paper work.

Pretty unhappy with my experience as a property owner. They let my property get in a pretty rough shape without any idea. Tenant clearly had animals despite being unauthorized in the lease. Judge doesn’t seem interested in making it right with me at all.

Update- owner called me to demand I take this down if we want the cleaners to come back out.

I’d highly recommend renting through Judge. We rented an apartment downtown for nearly 3 years and it was smooth sailing the entire time. Danny was very responsive with any questions and super friendly.

We had a couple of very minor maintenance items and Sebastian was always able to come out and address them immediately. One time we had an air conditioning issue that increased our power bill. The team at Judge addressed the problem quickly and knocked the difference off the next month’s rent.

Another time we needed to let a neighbor in when our travel plans changed unexpectedly. Judge helped us coordinate getting a key to our neighbor on very short notice.

We had a fantastic experience. You will not regret working with Judge!
