I recently called and inquired about an available home. My current income is 5000 and been on my job a few years. My husband just started at a new job and haven’t received his second paystub. Which put us a little off 3x without his income. I was told by representative he would have to been on his job over a year before they can accept. So to future applicants be aware before applying. I’m glad I called and ask questions. It’s crazy cause I pay the same thing now in rent for two years.

Deeply regret not reading these reviews before doing my application or moving in! Moved me into a home with a refrigerator that leaks water and an oily substance daily! Sent technicians out 5 times, they saw and verified that what I mentioned was true. The technician Miguel showed me his notes and that he requested for a new refrigerator. Miguel then let me know the next day or so that the property manager Joseph Clanton was requesting to have the new refrigerator sent to another location. A week or so later, they showed up with a FILTHY, SMELLY AND DENTED refrigerator trying to put it in and I politely declined! Looks worse than the one leaking. These people are money hungry and extremely rude! He also requested that I not damage his property, but after moving in I noticed bullet holes in the ceilings. I’m assuming the previous tenants had a gun war and these people never even fixed nor patched up the bullet holes!

They took my money for years and when the tenants of my rental home moved out, the place was trashed!!! The reason you hire a property management company in the first place! Then they ghosted me.

This company scams people out of their money! I was in DIRE need of a home. I put in my application with 2 other co-applicants and was still denied. Charmaine is very rude and unprofessional. Joseph (who now I know is the owner) instructed me to call her back and offer to double my deposit because “money talks”. I asked him who was the manager, he stated he was but Charmaine made the final decisions about who she would approve, even though HE was the manager/owner. Seems like he would have the final say right? That’s what makes it hard to support black owned businesses.

Update 7/2/2024 The owner called me finally and as I was explaining to him the difference between collections and evictions, he called me a stupid bit(h and started screaming on the phone and then hung up on me. Mind you this was unprovoked. He seems to be unhinged and I’m not the first review to state this…just read. I’m sooooo glad I was denied. God was protecting me from this Demon. This is all my opinion and based on my communication with the owner of this Company.

Based on the reviews and being denied when I met all the criteria listed on their website, this has to be some sort of scam to collect money from application fees. Clearly, they aren’t paying attention to the reviews and don’t care about their business.

If you are a landlord, DO NOT HIRE this company to manage your rental. They could create on you a big legal risk / liability if your unit causes to other units or other people property damage or health concerns. I say this because of their lack of interest on solving urgent and important repairs that affected us, as the owners of a unit below theirs.

The owner of the company, Joseph is totally irresponsible. They manage a rental property in Camelot Condos, their water heater got busted twice within 40days from first to second occurrence. They did not reimburse damages in our unit caused by the water leaks. After multiple emails with, photos and videos, text and phone calls, this guy Joseph was sooo irresponsible that he blamed us for the damages saying we were the ones that damaged his unit. After we got 2 plumbers and proved totally his water heater was badly leaking, he took almost a week to get it repaired / replaced. Yes... 6days of water leaking destroying our ceiling, soaking our carpet with water and mold growing on the wall. He was so piece of trash, that he did not pay the first contractor that replaced the water heater. He was so irresponsible, knowing that their tenants did not had any hot water, that still did not do nothing to get it repaired until i filed a complaint on his unit with Code Enforcement for the damages to my property health risk this was causing to his and my tenants. Unfortunately, or hopefully (i don't even know now how to say it) the repairs amount are less than $1,000. According to the attorney is not worth it yet, a lawsuit. However, if this happens again and repairs are needed back again, seeking damage reimbursement with a Small Claim Court, could be the way to go.

STAY AWAY AS A LANDLORD AND TENANT. Do not, BUT NEVER hire this company to manage your rentals! Tenants, DO NOT RENT properties from this company or you will suffer when a repair is needed, not to say if its an emergency.

AVOID THIS COMPANY. Not only were they VERY unresponsive with awful communication, they claimed to do a final walkthrough and clearly did not step foot in the house, and they did not report a broken HVAC system that was down for months. I trusted them to take care of my house, and they failed miserably. The "walkthrough" that they completed before I was able to be in town, had "ok" marked for every section. I'm not sure what their definition of ok is, but it shouldn't be large holes in the wall, very dirty appliances, huge carpet stains, and trash/personal belongings left everywhere. I honestly don't know how they are still in business or what they even do as a property management company. It took me almost three weeks to even recover the walkthrough document from them. As an owner, I highly recommend you choose a different company to manage your home; I can't imagine renting from them would be a walk-in-the-park either.

We applied for 2555 flat shoals rd. #2504 in March. They approved us, instructed us to pay a deposit of $1495.00. The move in date was April 15. After we paid the deposit on April 3 the guy at the office name Chris said we would hear from them in a few days. They never contacted us we had to call them back. They never sent us a lease. We’ve asked for our deposit back multiple times now chris and the guy name Joseph act like they don’t know what’s going on. They keep saying “we’ll have a resolution in a few days” Not to mention the apartment we applied for is back on Zillow for rent. Either these people are scammers or their communication is horrible but beware
