Terrible, terrible management group. They run you round and round in circles chasing people to talk to when you have an issue. Getting anything fixed on properties that certainly were never inspected before move in or after work is done takes an act of congress. Even then it might not be resolved. You never talk to the same person twice. Just awful. Run away and do not rent from them.

3/13/25 update.
Reiterating never ever rent from these crooks. They want to charge you to not renew your lease. I gave them 60 days notice about not renewing as requested. The move out date is 5 days from when the 1st of the month rent is due and they want me to pay for those 5 extra days so I tried to move out 6 days early and they want to charge me 2 months rent for early termination. Crooks. They also are trying to say we can’t be there for move out inspection. What sort of BS is that? If you rent from them beware and have a good lawyer on hand.

Update 12/2024: I finally had my issue resolved with the understanding from the Richland county trash that it was the property management’s responsibility to be up to date for a year since it is a new construction. I get 4 automatice charges including penalty fees on 12/20 with no explanation and no warning or update. The penalty fees are due to “vacant “ charges which is false my lease started 7/1. The property management failed to be current on the trash bins and now I’m the one being charged? Absolutely absurd. If it’s the owners responsibility for property tax purposes to be up to date on the trash situation why am I suddenly being charged ? I have emailed the group with no updates or responses to my questions. I setup all of my utilities prior to move in per lease agreement and now I am being charged for utilities from the property management? Does not make any sense.

Update as of 8/14: It has been almost 7 weeks with no trash bins and I am now accumulating trash which is unsanitary. Again, property management is responsible for this for property tax purposes, according to Richland county. I keep getting different responses from different coordinators. Finally, a coordinator acknowledged this fact, but the account has yet to be up to date to have my bins delivered. I have been very patient but I do not want to live in unsanitary conditions. I pay my rent timely and deserve to be treated fairly.

I recently moved into a newly constructed home for rent. All was going well until it was time to setup services with solid waste.
Since it's a new home, either the owner or property management needs to initially set up an account and make any necessary payments to establish an account.
Unfortunately, the team does not understand this and keeps saying that I need to call. I have called the county and have the emails from them to show that what I'm saying is accurate. However, I keep getting the run around with no resolution and trash piling up.
I left a message with no return call and the email response is the same. So disappointed because I haven't had any issues until this came up.

A sleezy company that sends random charges and fails to take care of their properties. We moved into our rental and it had foundation issues, mold, and a major water leak. The house was dirty and disgusting and had bed bugs that I paid out of pocket to get rid of. Please never rent from this company.

My husband and I have been absent landlords with HomeRiver Columbia for 8 years now. There have been some frustration with a few employee’s services but ever since Ms. Margaret Potter became our leasing and property manager, things have been just wonderful. She is very responsive, patient, responsible, resourceful and courteous, and recently solved our HVAC issues with our tenant with the least cost to us and the best case scenario. I recommend HomeRiver Columbia for your investment properties and you may be lucky to have Ms. Potter as your leasing and property manager too.

Nightmare of a company to rent from. Do not expect any sort of response that is helpful or for anything to be handled correctly. Please steer away from this company if you enjoy peace of mind.
