These are the worst people to deal with. They are so sweet and kind when you are looking for a place but once you sign a lease they forget about you. I have never dealt with such unprofessional people. Both Jennifer and Renee hung up on me and my son 4 times! When I tried to call back they just sent me to voicemail. Forget about the owner, he is never there and when he is he is condescending and unhelpful!

My daughter lived in a house that was run by this company during college. I paid the rent which was $1345 a month plus utilities and wifi. She had a bedroom and shared bath in house with four other girls. This company told the girls they do not want to hear from the parents on any issue. The basement flooded multiple times ruining furniture and leaving a moldy smell. The other half of house was rented to five boys who treated it like a tradition Frat house. Beer cans all over property and trash everywhere. I feel it was financial abuse by owner and price gauging for college students. Now my deposit came back $500.00 less with random deductions. Her room was left squeaky clean and she was charged same cleaning fee the boys were charged. I will be reporting this company to Better Business Bureau and the IRS. Don't rent from these criminals.

Marie and Jason came by to inspect our house. They were great, and Marie fixed up some broken appliances herself. I have recently renewed my lease for next year after living here for the past 6 months. Great management and highly recommend them.

Holmes Property Management is nothing short of a landlord horror story. If you're looking for a place to live, steer clear of this disaster of a property management company. My experience with them has been an absolute nightmare, and I feel compelled to share with prospective renters.

Negligent Maintenance: From day one, it was evident that Holmes Property Management had no interest in maintaining their properties. The apartment I rented was in appalling condition, with leaky faucets, broken appliances, and peeling paint. Despite numerous complaints, they never bothered to address any of these issues promptly or effectively. It's clear that they prioritize their profit margins over their tenants' well-being.

Unresponsive Management: Trying to get ahold of anyone at Holmes Property Management is an exercise in futility. Phone calls and emails are ignored for days, if not weeks. In emergencies, their lack of responsiveness becomes a major safety concern. They don't seem to care about their tenants' concerns, making communication virtually impossible.

Invasive Inspections: Holmes Property Management conducts intrusive inspections at the drop of a hat, often with minimal notice. These inspections feel more like an invasion of privacy than a legitimate property check. It's as if they don't trust their own tenants and are constantly looking for reasons to keep the security deposit.

Security Deposit Shenanigans: Be prepared for a battle when it comes to your security deposit. They will find any excuse to withhold your money, even for normal wear and tear. Getting a fair refund is like pulling teeth.

Lack of Professionalism: The staff at Holmes Property Management is shockingly unprofessional. They exhibit a complete disregard for their tenants' needs and rights. Any attempts to resolve issues are met with indifference or hostility.

Marie from the Holmes property has provided nothing but positivity to my experience. Jeanie, Mason, and the rest of the staff have been reliable throughout my first half of renting through this company so far and helped my stay go smoothly.
