Green mill properties are slum lords!!! They never repair anything correctly. An apartment they rent right now has a hole in the ceiling, mold on the ceiling the wall is separated from the floor. They let the tenant go without heat from November 10 until April 5th. They patched the walls with spray foam insulation, cardboard and a Christmas card! They are a horrible business. They are not even better business bureau rated! Do not rent from them. I have added pictures to prove I'm telling the truth. Do not rent from these slum lords!!!

I rented a house on Ashland Terrace in Chattanooga from Green Mills for 1 year. The house is over 60 years old, and Green Mills managed it, but did not own it. It is important to note this is how most of the properties work, and several people leaving poor reviews are ignoring that. Here are the key notes from my rental experience.

Communication: They were very responsive when I applied for the rental via phone, email and their website. Less so via phone later on, especially certain days and times of day. However, email response every time throughout was quick, courteous, and professional. Use of their website became necessary for payment of rent, and there was an issue with my setup on that system that they resolved and no overcharges occurred, but it took several weeks to do so.

Maintenance: The house was old and has several maintenance issues, mostly leftover from a previous tenant. Too many to list in a review. 90% of these issues were resolved within 2 weeks of when Green Mills received notice, not more than 2 days when issue was urgent, such as damaged roof or plumbing leak. The other 10% were because they required owner approval and/or were projects that did not affect livability of the house.

Contract/service: I am not sure if they generally use the same format for contracts across properties, so I will omit most detail here. They met every obligation required as lessors and even did some things that they were not obligated to do. They offered a good price per square foot on the property at the time of the rental and even at the end of the lease, and this property was in a good location for what I needed.

I hope this review of their good service stays valid as rent goes up in the area they service, and that Green Mills is able to keep up with the means of communication they have with their tenants.

Where to begin, we were initially under lease through Doorby Property Management and somehow Green Mill took over the property at the owners request, we weren't informed by either company for nearly a month who our new company (green mill) was and when we finally got in contact with them they had no idea the rental was occupied, hadn't received any former payments or deposits from Doorby, then they waited after saying everything was resolved and sent us a eviction notice saying we hadn't paid rent.

So I showed up to their office in person and showed the bank transactions to doorby where I was fully up to date on payments and after arguing they finally sent me a signed note from Brent (the owner) saying it was fixed. Our kitchen sink was severely leaking during the entire transition period and both companies kept saying they'd send out maintenance for a 2 month period, I eventually watched tutorials online and fixed the sink to prevent being blamed for water damage. The maintenance at one point blocked me in my drive way with their truck and both harassed me with hammers and nail guns in their hands because I asked if they'd accidentally taken my hammer (specifically said I don't think it was malicious, it was just in their work area when they came out).

When maintenance finally came out to replace cracking tiles they broke the floor, cracked about 6 more tiles, replaced 4 single white tiles with a brown tile so we now had 3 different tiles in the living room. The only thing that was ever fixed was the bedroom closet light that was hanging out of the ceiling on move in. Green Mill absolutely never answers the phone, my partner and I made probably 150 calls and only about 12 were answered. On move out I bought wall outlet covers and installed them as a courtesy as they were not present on move in. 2 hours later during our inspection tour we were told the outlets were dirty from not being cleaned and we'd be charged for them (and we were), they were brand new out of the package.

Also had to call a dozen times after moving out to get our deposit roughly 40 days later. Note they also lied about mailing it out a 2nd time as the first time supposedly didn't have the correct forwarding address.

For the single action of threatening eviction without ever contacting us after telling us a couple weeks prior we were all set. I couldn't in my right mind recommend this company to renters or home owners.

While at first there was some concerns when this property management company took over where I am leasing, they have definitely made up for it! At the end of November right when the 35 degree weather was starting the heating element in the HVAC went out, and they provided space heaters in case there was going to be a long wait for repairs, but they had a technician out same day that evening! And they aren't owned by a 'big brother' corporation, they are a small town locally owned business. Because of this they can be flexible with you if your situation changes, and do not mind if you drive up to their office to have your concerns met. Anytime I've had to call them my phone calls go through immediately to an actual live person. The rate for my property isn't terrible either given the location! You can count on them for your property needs.

Trust me, avoid this company if you can. It is amazing they are still in business—the level of incompetence was hard to fathom. First, it took them 100 days since the end of our lease to send us our deposits and itemized list of charges. By law they are supposed to send them 30 days after the end of lease. We gave them our new address in multiple emails, called multiple times, left voicemails, and they messed up getting the check to us 3 different times. First, they sent it to the old rental we moved out of, as in the one we rented from them). Second, they sent it to my office, which I’m not working at because of Covid, and once they finally got the address right, they paid the check to themselves. It’s hard to tell if this company is so incompetent that they can’t figure out to write a check or verify an address. Or, as I feel, they figured we would give up and they could pocket the deposit. Only once we summoned them to small claims court did they finally send the deposits to the correct address. The small claims process was pretty easy, I’d wish we had done it sooner. I feel we may have waited longer if we hadn’t. Second, they advertised the rental as having a functioning washing machine and when we let them know it was broken, they expected us to buy a new one, which is around $1000. Third, the check-out process was bogus. They hand you an ambiguous checklist, but no form to ask where to send your itemized list or deposit, and then nitpick every conceivable thing, and overestimate the cost to fix anything. Make sure you take pictures of everything before you move-in and when you move out. Lastly, for all of our stay, they didn’t have an online portal, so you had to drive to their office and hand deliver checks during the handful of hours they are not on lunch. I don’t trust them to say the check was lost and during the time we rented, they didn’t have a safe deposit box for renters to safely drop their checks in to pay rent. This company is a joke, avoid this place if you can.

I’ve had a hole in my ceiling for 2 weeks now after letting them know immediately and putting in 2 maintenance requests.
The hole was caused by a leak I spotted and notified them about 3 months ago, and every month since.
I moved in here thinking that maybe the reviews were from irresponsible tenants, well they aren’t. Save you’re time and look elsewhere, if they have a good deal on a property, it’s cheap for a reason. 0 communication efforts on their part no matter how much you pester them. It’s extremely disappointing, and very frustrating. I’m agreeing to continue to pay, so why not just fix the issues?

Absolutely horrible. Do not recommend. I have had maintenance issue with an older house I am renting and the maintenance men are very unknowledgeable. There is water damage in the floors and no one has contacted me back. The drain was plugged in the kitchen and it took two weeks to get help. I got behind on my rent and was trying to contact the office manager and she refused to take my call. She only would text me. Extremely unprofessional!!
