More like Not So Great North. Chris Buckley is a fantastic salesman, he made Great North sound like a dream, when in reality they're a nightmare.

During the 60-day onboarding period there was little to no communication with The Board. Thus they were unprepared to manage our community upon starting our contract and the welcome packet went out to owners with multiple mistakes.

We were promised an easy to use and highly customizable portal, but that was not the case. The portal is not user friendly and they were unable to tailor it to our community’s needs.

Great North supposedly had a “maintenance team” but here in Rhode Island that team is just one man, while he is very polite, he is very slow moving. The head of maintenance often ignores the directions of The Board, leading to incorrect or incomplete work being done, and return visits being required, thus paying more in work orders than required. When we showed proof, our instructions were ignored and asked for a credit on the invoices, we were told no and that we would need to pay the invoice, or they would no longer be servicing work orders.

Their accounting department for 10 months of our contract they had a budget line item for fire sprinklers our community didn’t even have while missing our irrigation line item, we asked for it to be corrected and were ignored for months. They would frequently miss categorize invoices, and The Board would need to correct them. Putting painting in painting, pest control into pest control, etc. should be the basics of property management and not be something The Board should have to correct, or baby sit each month. For the first 4 months of management we incurred many late fees with vendor payments. When we brought the late fees / late payments to Great North’s attention they refused to cover the fees.

During our lack of an onboarding period they outsourced vendor W9 and insurance verification, to Vive. Vive requires each vendor to pay $149 per year in order to get verified and thus get paid. Great North refused to waive Vive even though it was not in place when we signed our contract, and our vendors never agreed to it. The approval process is lengthy and involved, which resulted in some vendors threatening legal action to get paid, putting stop work orders in place until they got paid, some refusing to register so The Board had to pay them directly, and others requesting the association pay the $149 fee. Requiring a vendor to pay a fee to get paid is very wrong in our opinion and it didn’t make their accounting staff anymore available.

Our property manager required a lot of hand holding. If we wanted her to accomplish anything, we would need to send multiple reminders. Many times, giving up on her “phone tag” excuse and jumping in to handle items ourselves. Once we jumped in somehow the task would be completed within the week. She would claim to handle most things by phone, thus there were little to no records of her attempts to accomplish tasks, or records of communication with vendors / owners. Our manager signed a contract with a vendor without The Board’s approval or knowledge which violated our contract with Great North and now has our community in a legal battle with this contractor.

Great North is unequipped to handle communities in Rhode Island. They failed to notify the state of the change in property management, resulting in important notices being sent to our previous management company. They failed to file our community’s business certification with the state that is required by state law, which resulted with our business license being put in a state of revocation and late fees with the state. If you’re a Rhode Island community managed by Great North, you should check on this immediately. Had we not been in in the process of getting away from Great North, we still would likely not know.

Think long and hard before signing with this company. We sadly didn’t research them well enough to see all their bad reviews, but our experience with Great North aligns with the bad reviews you see.
