So after 10 days of wasting time I can tell "you will be dealing with disingenuous people in the Golden State Property Management who doesn't have the slightest regard for your time".

My horror story went on like this:

I applied for 923 Live Oak Drive, Santa Clara on 01/07. Our credit screening and eviction report came clean on 01/09. Didn't receive any update after that regarding my application till 01/10. Called here and spoke with George, he said he needed to verify the employment. He had been doing God knowing what till then. He emailed my supervisor and immediately got a confirmation. I texted him and didn't receive a response on 01/10. Fast forward to 01/13, I had to call again to follow up as they will never call you back about anything.

It was then that I was able to talk to Daniel (property manager) and he said my application had been approved and he is offering me the apartment. But he never offered me the apartment. I have been calling them for three days now and they are playing squid game with me.

Stay away!

It was one of my best renting experiences with Golden State Property Management they were always very nice amazing customer service and informative with any update's. Anytime I needed maintenance done they were quick and efficient with any work that needed to be done on the house I would definitely recommend renting with Golden State Property Management they know how to treat people right.

Home address to stay away from:
1472 Cresthaven Lane San Jose CA 95118

-Pest Problem (Rats, possums and lots of spiders)
-Front and Back Lawns are not taken care of
-Carpet Stairs and all of upstairs (they don’t replace, they just try to shampoo them)
- Wooden floors downstairs that creek and are worn down, have stains and big scuffs

Property Manager (Sandi) was a very difficult person to deal with. Non responsive. Multiple times when issues came up with the house, the responsibilities feel on us.

The neighbors stated the house was a party house before our family moving in. House was run down. The previous tenants were college students that did nothing but party and destroyed the house. Therefore left us with a lot of unnecessary problems. Rats, backyard and front yard were trashed. Windows didn’t open and close properly.
Closet doors didn’t open and close properly.
Plumbing took three service trips to fix, kitchen leak, flooded the whole kitchen.
Pest removal was ongoing on our whole year lease and is still probably going through this service.

We moved out because of these reasons. Found a more responsive/professional property management.

We are now having to deal with our deposit being withheld from previous damages we communicated and wanted documented that the previous tenants left. Which was not done due to a non responsive property manager. Understandable to pay cleaning fees of $800. But all the extra fees and maintenance cost they charge are unnecessary. Seems like they will do anything to keep your deposit.

Completely unacceptable and unprofessional.

Do not rent from this property management.
They will be unresponsive, neglect repairs and maintenance. They will hook you in a year lease and not give you your deposit back or try and short you

Sandi is racist. We look at the house and we applied and have questions she never get back to me. When I called her to ask question she yelling at me. I am also a landlord, I will never hire this kind of agent to work for me. First time I experienced the agent yelling at potential tenants.

Sandi Moser and Lucy Moreno have managed my Campbell townhouse rental with the utmost of care, keeping me informed of any tenant or property issues so that they can be quickly addressed. Their knowledge of local rental laws is vast, and their communicated plans for new listings, property viewings and tenant walk-throughs at lease termination are much appreciated. Monthly owner statements and year-end financial reports are detailed and accurate, making tax time a breeze. I couldn't be happier with the services provided by Sean McCarthy's GSPM team!

My family and I applied on May 25th, 45 dollars each (4 applicants) which had us spending $180. I followed up with a call on May 28 and was informed by George to email some missing documents. I emailed the docs and no response of acknowledgment. I emailed again to follow up on May 29, was told docs were uploaded and George will talk to the property manager and will have an update “hopefully” by the end of that day. No response for a couple days. Emailed back on May 31 and asked for another follow up. No response since now. The least that your company can do is actually follow up and communicate even if we did not get the unit. You got us spending all this money with absolutely NO answer at all. This is the first impression you give to your clients, I don’t even want to know how it will be working with your company.

Golden State Property Management takes incompetence to new heights.

Sandi, our property manager, has ceased all communication with us. She hasn't responded to our emails in over six months, and is unavailable by phone (she's always on a call--24/7, it seems). The last time I did speak with her, she lied about her obligations under our lease, and either feigned ignorance of termite infestation in our unit, or flat out did not inspect the unit or speak with the owner about the issue before making us deal with temporary relocation. All the neighbors I spoke to wondered why they didn't disclose the known termite problem before we signed a lease. Hmm...Sandi also brags about her long career as a property manager but somehow doesn't know the first thing about tenant rights or how to handle reimbursement for uninhabitable units--she wanted me to file with my renters insurance to cover expenses, which may or may not be illegal, but back pedaled as soon as I read her the lease verbatim which states the property manager is responsible for such costs.

Sandi's assistant, Lucy, is only slightly more accessible than Sandi, returning calls occasionally and emails rarely. She schedules the maintenance requests and sounds absolutely overworked and flustered whenever I speak with her.

Between the lack of communication, mismanagement of responsibilities, and overall shadiness I've experienced with Golden State Property Management, my advice would be to stay far, far away from this company, whether you're a property owner, or just someone looking to rent. They will let you down, one way or another.

My husband and I lived in this very affordable apartment for over two years. Management is very polite, easy to contact and maintenance request are very easy and quick responding. It’s a quiet apartment complex, there are families but for the most part everyone is respectful with the noise volume.
