I have been living in their managed apartment since last year and have had a pleasant experience so far. We have been received and welcomed always, and I love their dedicated services to tenants. International Students should definitely reach out to them for affordable and reliable housing. The staff is very hospitable and has catered to every need that we had for our apartment. I will definitely recommend them for their services!

I hired Foothill as my property manager to manage my rental property in Clemson. They were and still are AWEFULL. I had to post the rental on my own Facebook account and remind them of everything (lease end coming up, maintenance schedules, etc.). At the end, they left me with ~ $2000 unpaid rent that my tenants did NOT pay and the property manager still got their cut of the rent I was NOT paid. Then they did NO follow up with their collection agency and after two years, they admitted they somehow forgot to even report one of the tenants to the collection agency! The property manager I worked with was Rebekah Brackett who is absolutely incompetent! I would not choose them again and it was such a waste of time to do so back when I did.

I stayed at UT232 for a year, had a decent experience with the earlier property manager. I shifted to UT220 where we had different property manager (don’t want to call out name in public) and things had a rough start. We didn’t get furniture set up in our apartment, didn’t have lamps, desk etc and some of my roommates had to sleep on the hard floor for first 2 weeks. The apartment had minor issues which were notified at the start itself. We didn’t get any problems, and paid our rent on time. Now when it was time to get our deposit money back, they sent out a letter stating they had to replace blinds, bulbs, had to paint the whole house etc. which cost them 1213$. For paint itself they charged us 880$. I could share 100’s of picture showing that apartment didn’t require any paint work. They are looting students out as they don’t find in budget options to stay near the campus. Worst experience ever. Please be careful!

I recently moved out of a property owned by FPM, and I wish I had better news to report. Their units are fairly inexpensive, and nicely located which is why we renewed for a 2nd year, and ended up living there for 2 years in total. The other reviews about them nickel and diming you are 100% accurate, and I recommend you pay close attention when signing your lease to the move out process. I was charged over $700 on moveout from my security deposit including having the apartments professionally cleaned, with little to no explanation. We left the apartment in good condition, just as we moved in. It was a fairly old unit so expectedly there are signs of aging in the kitchen because the wood is old, and on the outdoor back deck, and I was provided pictures of the aging unit as reasoning for the large cleaning fee taken from us. FPM has affordable living options, just use caution and make sure you read the lease before renting.

Foothills property management has a lot of apartment options. We got a good deal on the apartment and got quick help if anything needed to be fixed. The apartment itself was not cleaned when we first received it. There were dead roaches all around. We have a video of the place. The furniture was all over the place. They fixed the place in a day but the standards were not good. The carpet was not professionally cleaned and there was mold in it. They would not even replace it. Once the lease term got over, they did not return the deposit. We contacted them numerous times via email as well as call and they didn’t respond to us. We asked them the reason for not returning the deposit but did not get any feedback in return. We feel that they take advantage of student tenants.

They say make all these promises and claims before rent about how they will be quick to fix any issue, but when you rent, they say sorry, I can't help you, If you don't like it, you can go find another house. They rented me a house full of mice and cockroaches. I discovered that after signing the contract. I left the house cleaner than how I found it and to top it off, when I left, they didn't return the deposit and say that I owe them for things they are responsible for doing as property owners, like cleaning the carpet in between tenants.
