DO NOT RENT FROM THE FIELDHOUSE – HERE'S WHY
Nobody should live in a place like this. The Fieldhouse Apartments presents itself as a premium, family-friendly community, but our experience has been the opposite. If you're considering renting here, I strongly urge you to read this review and reconsider. What my two daughters and I encountered exposes a pattern of greed, neglect, and mismanagement, making The Fieldhouse a prime example of how corporate-owned housing exploits middle-class families for profit. Here are the key issues we've faced:
Suspected Price Fixing – Please Report to Authorities
The Fieldhouse and its property management company, Vest Residential, are suspected of fixing prices, driving up rent year after year while cutting back on services and amenities. Families bear higher costs while corporate owners profit, trapping tenants in endless leases with fines and fees. I plan to report this to the State for anti-competitive price-fixing practices. If you want to avoid financial exploitation, steer clear of this complex.
A Sales-Driven Mentality, Not a People-Centered Community
Management is hyper-focused on signing leases but neglects tenants once they move in. Community events have dried up, and non-sales-focused amenities are poorly maintained. Their priority is profit, not tenant well-being.
Unkind and Greedy Management
Since new management took over, the property has deteriorated. The current manager, April Camp, enforces corporate greed over tenant satisfaction, creating a hostile environment. Her focus on lease agreements over community needs makes living here unpleasant.
Not Family-Friendly Despite the "Baseball Field" Setting
Despite its marketing as family-oriented, The Fieldhouse lacks outdoor spaces for children to play—no grass, no playground, nothing. Kids are fined for playing in hallways, leaving the pool as their only option. This reflects a larger decline in community values, isolating kids and contributing to depression. Families should avoid this place.
Awful Conditions for Pets
Pet owners beware: dogs have no adequate spaces to run or relieve themselves. Tiny dog parks are poorly maintained and unsafe, while the parking lot and gardens are littered with waste. Don't move here if you have pets or don't like dealing with pet issues.
Mold and Humidity Issues
The upper floors are unbearable in the summer—hot, humid, and often smelling of mold. Despite regular cleaning, mold growth is rampant, ruining belongings. Maintenance dismisses concerns with vague advice like "keep the AC on." Apartment 2523 reeked of a musky odor resembling urine or decay in the laundry vent, ignored by management despite repeated requests. These issues are health hazards, especially for anyone with respiratory problems.
Poor Security
Building doors are often broken, leaving the complex insecure. Strangers can easily access your front door, which only has one remotely controlled lock. As someone who has experienced a home invasion, this was terrifying. If you value safety, look elsewhere.
Internet Issues
The Internet never worked during our stay. Public Wi-Fi was our only option, which is unreliable and unsafe for private data. The shared workspace is so poorly maintained it's rarely used after move-in. If you work from home, this is not the place for you.
Parking Wars
Parking is a constant battle. Spaces are insufficient for tenants, with no guest parking. Management's solution? Charge tenants more for premium spaces, further exploiting residents.
Better Alternatives Nearby
Consider apartments near the Sugar Hill or Suwanee town centers. Those properties are more friendly and have better amenities and locations. Avoid The Fieldhouse and any other properties managed by Vest Residential.
Final Verdict
The Fieldhouse is a poorly managed, profit-driven complex that preys on tenants while providing little in return. This place is a disaster from suspected price fixing and mold issues to a lack of family-friendly spaces and unhelpful management. Save yourself the stress and money—do not move here.
