Evolution Real Estate is truly exceptional! From my initial contact of scheduling a tour, to the time I spoke with Lindsay to fill out an application, my experience with Evolution Real Estate has been second to none. Some things worth mentioning were how well they cleaned and maintained the property. I felt like I was moving into a brand new home. When I submitted a service request, I got a response the same day to iron out a time around my schedule to resolve the issue. They went as far leaving a handwritten note welcoming my wife and I to our new home the day we moved in (it's the little things). I am currently a tenant in one of Evolution Real Estates rental properties and my experience has been phenomenal. I inquired about a rental property in April, and Lindsay got back to me quickly and was super helpful with the application and move in process. The lease started in May and everything has been awesome. I recently had to submit a maintenance request for an issue that was due to it being an older home and Lindsay had a contractor out to the home very quickly to take care of the issue. I am extremely satisfied with the services Lindsay provides and will definitely be using Evolution Real Estate for all rental property needs in the upcoming future.

This place does not use logic when considering candidates. I work in the service industry and make 3x rent, but not all of it is verifiable. I told them that before applying and they said I should still apply, that they would try to work with me. So they happily took my 60 dollar application fee. They spent a week deciding. I tried to call multiple times in this week and could never get anyone on the phone. I needed an answer and spent a morning just calling their office with no luck. The phone number they have listed is just a joke. That don’t actually take incoming calls. And then they rejected me for the verifiable income despite my 807 credit and proof of current payments being on time and higher than what they were asking. When I viewed the place, I spoke to a few of the residents living there. They told me the place was great but the management company was a joke and never responds to anything timely. And they also confirmed that you cannot ever get someone on the phone. So if you work in the service industry and you know you can afford the place, but just need to speak to someone who can use logic and a bit of humanity to get past the tips not being verifiable, try somewhere else. This place uses no humanity and if you do get lucky enough to speak to someone on the phone, they are quite rude and dismissive. I dodged a bullet not renting from them as their management style is severely lacking.

Evolution Real Estate’s Lindsay Baker was a tremendous ally for my family when our VRBO owner was canceling my one week booking for a 3 month renter. Lindsay contacted me with an upgrade from a 2 bedroom condo to a 3 bedroom condo for the same price. This condo was perfect for my family of 4 and it looked brand new. She helped us every step of the way and had an answer for my many questions. I couldn’t be more satisfied!!

As a renter, this might be the worst property management company I have ever dealt with. They are shady and completely unprofessional. They took a house away from us for communicating with them too much.

My roommates and I submitted an application on a Sunday, and it took them till Friday to get back to us with approval and next steps. All communication was done through email and they gave us no way to call them. We passed on other homes in good faith that the home was going to us due to the comments made by Nicole and Lindsay with the company.

However, first they decided to charge us a 1.5x the rent for the security deposit due to our rental history. Our history is spotless and they claimed they could not reach our old landlord, Red Hawk Property Management. We provided emails and links to their website, but Evolution came back and said they could not be reached and we would have to pay a higher security deposit. This was one of the reasons we wanted to have a quick conversation with them. If that is the way it needed to be, so be it, but we at least wanted some clarity before agreeing.

Then we had questions about the resident benefit package that was an added $30 a month on our lease. It said included on the listing and it wasn’t on the lease.

We just wanted to simply call someone at the office to ask about these charges before we handed them $6k, and signed the agreement. We couldn’t get a hold of anyone.

They have a phone number that never gets answered and prefer to email people back and forth. So we emailed them over the course of a week, and at the end of it we’re told we have couldn’t have the house because we were contacting them too much.

There was probably about 8 emails we sent them and a couple of those were us responding to their questions.

The kicker, we finally found Lindsey’s phone number online and called her because the lease also stated that failure to pay today could delay the delivery of the keys by up to 7 days. We had to be in a home in 7 days and we’re worried about our situation.

She was extremely rude and short with me. I could tell she was surprised I found her actual cell number and not the company line that always ends in a voicemail.

She said to email her our questions. So I did just that. She responds by saying they are rescinding the lease because we have been contacting them too much and our expectations are out of line with the real estate industry. Lol!

We had 3 simple questions and we lose a house because of that!?

If your in a service based industry where people are signing year long contracts with big money. I think people are allowed to contact you and have a couple questions. They put us in a bad situation and do not care about their customers at all.

If this is how hard it is to contact them to give them money, then imagine how hard it is gonna be to contact them when you need things fixed around the house. RENTERS BEWARE!
