I wish a negative rating was possible here. We've been leasing a very expensive condo in downtown San Diego for over two months now and have yet to have a fully functioning kitchen. The list of things that were broken or nonfunctioning throughout the condo when we moved in is unbelievable – smoke detectors, dishwasher, microwave, oven, washer & dryer, bedroom shade, toilet paper holders, kitchen-bathroom-family room lights, kitchen sink pipes, and more were nonfunctional, missing, or broken – and are ALL things that could/should have been easily caught & fixed by Equity before we moved in. We had no washer & dryer for over a month and the company actually balked at reimbursing us for our laundry expense (and only ended up covering part of it). We still have no dishwasher or oven, and Equity has been ignoring our emails and delaying (deliberately at this point it seems) getting service appointments approved. Each rep seems as unprofessional, uncaring, and incompetent as the one before... and we've been through the ENTIRE list of them so far: Sonja, Haley, Julie, Tonia, and now Erica. We are notifying our condo's owners of the horrible communication and customer service Equity has provided so they can/will hopefully demand their money back and switch to a more competent management company. You should be ashamed of your staff and company service, Equity.

There is no way to give a negative number. I would have to say they are basically dishonest in their representation of their rental properties. Before moving in I was told they would make repairs. They did not. Then upon leaving the rental I made certain the house was better when I left than when I moved in.. The only issue when I moved out was the backyard. It was seeded when I began renting the home just prior to the 2015 water restrictions and then told to pay an exorbitant fee of 500.00 dollars for reseeding a very small backyard. This is basically dishonest and was only money to support sodding the front yard. The office staff was totally incompetent. So much so that my wife and I began to think that it was purposeful.

I am very surprised by some of the past reviews and experiences of others with The equity company. With every service request I received a call the day of or the next day from a maintenance guy calling to schedule a time he could come to make repairs.

My experience with the individuals in the office has been great too. Professional, helpful and timely with all responses. I would say as a tenant this is the best property management company I've worked with.

I put in an application with the equity company for a condo before all other applicants & offered to do the landscaping for the landlord and asked for the lease to be extended by a year, which adds up to hefty savings for the landlord.
I offered to level the yard, put in a retaining wall, add a swing, outdoor fire pit, gazebo, and garden to the property.
I also asked if I could pay extra each month the second year so the last month would be paid early.

The receptionist for the company told me they wouldn't run my application even after we paid two $40 application fees because a co-applicant was on vacation in the Bahamas.

*AVOID IF YOU DON'T WANT TO GO THROUGH A RIDICULOUS APPLICATION PROCESS*

I understand that the company has a certain protocol with handling applications, such as checking credit reports and verifying proof of income/employment. But asking for my dad(co-signer)'s work company's account AND password?! What the hell...
They claimed that they needed the information in order to access his employment verification information. The only way to get pass providing the account and password enough was to pay the company ANOTHER $35 to process this. This all sound too sketch and I was told by other family members working in real estate that it is also ILLEGAL to as for such information. I automatically asked to have my applications withdrawn, which made me lose the $120 application fee (non-refundable when they process the credit report).

Note: Prior to applying, they never told us upfront that they would need this much information. The online application process is quite detailed and lengthy in itself so this already shows how shady this company is to be asking for more personal information.

Horrible customer service. Our previous landlords where not easy to get a hold of, HOWEVER they NEVER contacted us to let us know what was the hold up. They NEVER bothered to keep us informed with anything. They let us know when they started the process of running our application, BUT IT 2 WEEKS BEFORE THEY RETURNED OUR CALLS! ONLY TO TELL US WE HAVE BEEN MOVED TO THE BOTTOM OF THE LIST!!! AVOID THESE SCAM ARTIST!!! They only want your money for an application and they won't ever call you back!!!

Customer service is horrible. Our backyard fence fell down since last December. We have been contacting them to fix the fence. Seven months later, the fence is still widely open. No one is sent here to fix the fence.
