We looked at a house we really liked and decided to put in an application. Big mistake. I emailed them and told them we were putting in an application. The next day, We were told that someone else was putting in a security deposit. Not sure why they didn't tell us that before we put in an application! Also not sure why they still let us see the house if there was a pending applicant. A few days later, They did offer to return the application fee, but then I saw the house put back on the market. I called them 3 times about it. No response. Then suddenly I got a generated email that they processed our application, and then denied it because they claimed that I "owe money to my previous landlord " which I do not!!! It feels like a scam at this point and the the communication is terrible! With so many rental companies raking in application fees these days without renting the homes, its hard to know who to trust. This company already broke that trust before we even rented anything, which is a big red flag. I am writing this review to remind myself in the future if we are to rent again, that we do not use this company. Thankfully, We already found another house that we were approved for anyway, because we obviously don't owe anybody any money. ?‍♀️ what a useless waste of time!

I adore my apartment but have had so many issues getting in contact with the property office. It took almost a month to even get approved for my apartment. I’ve called twice in regards to getting my locks changed after a robbery. They are great about getting maintenance done if you submit the request through the app but don’t expect to talk to anyone in office.

The team handled water damage poorly and slowly- leading to excessive and significant repair costs. Tenants were very unhappy with their responsiveness throughout their stay as well. Additionally, they couldn’t find a tenant for the beautiful home for half a year while it sat vacant.

I have been with Empire since day 1 and bring to the table 24 high maintenance doors. I bought these properties as a value add investment and with that comes a level of time investment you just don’t see in your more cared for properties. Add to that I am more of a “hands on” owner and that can be a pain for a PM firm. Not once have they made me feel anything less than family. IMMEDIATE responses to any concerns I have…like strange immediate. Big or small issues…handled. Cost structure of rent readies/HVAC/plumbing/etc are hands down 15% less than my previous Property Manager. As an investor we often get caught up in numbers. The reason we hire a property manager is a need to free our time commitment and have someone be an extension of ourselves while dealing with tenants. You WILL NOT find a company that takes that role more seriously than Empire. I simply cannot recommend them enough.
