If you are a renter, beware!
Extremely unprofessional service, unlawfully imposing fees to minimize the security deposit returned to renters.
They charged me for pre-existing damages and things that were not included in the lease agreement.
When I informed Emerald Homes about vacating the townhouse I was renting, they sent me an extensive move-out list of what needed to be done. Professional carpet cleaning accompanied by receipt was one of the things they all of a sudden required me to do. However, it was NEVER mentioned anywhere when I was signing the lease. I followed up multiple times, requesting a copy of such an agreement between them and me. They never responded, but once I moved out, they had the audacity to charge me a professional carpet cleaning fee, to which I never agreed!
I left the place clean and in perfect condition, and absolutely nothing exceeded normal wear and tear.
This is a clear violation of rental terms.
I will proceed with legal action if they don't refund the illegally charged fees. They have no right to do this. I will provide updates on this review as the case progresses.
Update: After seeing this review they decided to refund the cleaning fee.

The response below further proves the lack of professionalism. Since when did expectations outlined in an email constitute a legally binding document? The reference points they mention, sections 4 D and E of the lease I signed, clearly state the requirement to "leave the premises clean and free of dirt, trash, and debris," NOT a requirement to professionally clean carpets and provide a receipt as proof.
"The carpets were professionally cleaned prior to your move-in, and we expect the same upon your move-out." Well, then put it in your lease, Emerald Homes, and stop illegally charging people for your personal expectations.

I've been renting with Emerald for 4 years and their service has been fantastic. Whenever I needed things fixed on the house I rent, they would fix it usually within the week that I submitted the request. Sometimes I have had to do follow up, but when I did they typically fixed it within the next 2-3 days.

We rented a townhouse because we are planning to buy a home and felt it would be easier to be close to the area where we want to live.
After being here a few months, our neighbors started a campaign against us. They don't like "renters" . They actually became more aggressive as time went by.
We shared how we were being harassed with Michelle. She was sympathetic and did try to smooth things over. The situation became a hot mess, but she remained calm. Nonetheless, she did not shut them down either.
Two of the aggressive people are on the board and were, in fact, using the board platform to target us. We would never buy here.

Landlords probably don’t have a good rep anywhere, but this company is garbage. Something changed at my bank and my payment didn’t go through, as soon as I was notified of this in an email I told them to run it again because the money was there, they said they couldn’t, it had to be a money order or cashiers check. I was out of state for two weeks and told them I wouldn’t be able to because the states I was in didn’t have a PNC Bank. So then they hit me with another late charge.

Nickel and dime you with an endless barrage of charges, whine about everything, treat you like a child and make everything as difficult as possible. Technology is a four letter word.

Having resided here on my own volition, I plan on having seven more, 'til this date: Emerald Managment had allowed our moving-in on the spur-of-the-moment (That's always been my PLUS.). The neighborhoods very quiet. Little-to-no excitement. Respectable neighbors & business esquires, adding (This property is "yuppie" adjacent.). I've never ran into too many/any personal "managment problems", per se. Can't say there's been a high-turnover of staff, since residing here: basically, everyone in office is, still, in office. Communication is effective; efficient. I've'nt met Mrs. Moss too many times (which's an added bonus.), & the times that I did, it'd been a water leak so she'd came out personally: & in-that, Emerald Managment worked alongside myself concerning my water bill. My heating unit had gave out one-winter, on a Friday. One call was made & Mr. Billy Tipton had a service guy outside of my door within 30-minutes of our communication. I use the word "volition" as to entail my peace of mind Concerning My Over-all Experience with this companies Property Managment. &, So far, no one's been tone-deaf to any of my arising issues.

There are some new people since I’ve been here starting back in 2011 but Sandra, Billy, and Michelle have been great and understanding whenever I have an issue. I just hate that the rent keeps going up it’s tough.
