Not family friendly. Regret buying in this neighborhood that want me to put my basketball goal in the backyard where there's hardly any cement to play on. They will only let you put your basketball goal out front if you haul it to your backyard whenever you take a break. If you forget to put it back, they will snap a picture and fine you. They refuse to build a playground and basketball court even though land is offered to them.

Save the hassle and don't make the same mistake as us if you have a family

Not pleased with the quality of the home. Purchased virtually as we are military. No grass in the backyard is crazy, homes built in swampy lands is insane, not allowing our kids in our community to be kids and have fun is disappointing. Rushing homeowners to paint their fence is upsetting. When the home was purchased there was no requirement on a stain serval months later they change it. I will paint the fence when I can since Dryden didn’t help me pay for it. I wanted a fence for my privacy. A stain on a fence is not making the neighborhood ugly no grass on back yards, the cheap sign that was put up at the second entrance, and all the dirty ponds that makes a neighborhood look ugly. The nerve of you to charge us HOA for what to take pictures and fine us that’s pathetic. Consider some playgrounds, a pool, protecting the neighborhood those are good reasons to pay an HOA.

Dryden has told us that we can have a basketball goal but it must be put away after each use or it will be fined. Not only does it have to be put away but it has to be put in the backyard. Mind you, basketball goals are HEAVY and hauling it back and forth is a recipe for disaster with it being filled with water or sand and it being 12 ft high..

Our residents have asked for this to be amended since there are ZERO recreational activities for the hundreds of kids in our neighborhood..

Lawn maintenance, fine..uniform fence, fine..
But to treat our residents worse than prisonmates when it comes to recreational activities that you refuse to build even though land has been offered to give the kids something to do.

Please consider amending this rule. And if you don't, consider building playground/basketball court that most HOA communities have.

There are ponds around our neighborhood with zero fencing, that's more of a hazard/eye sore than kids playing basketball outside. Consider hours of play if necessary. But moving the basketball goal back and forth and then snapping pictures when my kids take a break from playing is just absurd.

Not family friendly at all, even when residents have emailed to get this amended. No other reason except they are concerned people won't buy if they see basketball goals... most of these homes are FOR families. We want our kids to play outside!!!

The HOA and the rules really sucks. We paying all this money just to be told we have to have a fense that looks like everyone else, the kids don't have anything in the neighborhood to keep them occupied, they lied about bringing a park to the neighborhood, they want to fine you and take your money but don't care about making the neighborhood feel like a home for the families that's here. With out the home owners you wouldn't have a neighborhood and if I knew this before going under contract and purchasing I would've went else where. Also no one at dryden want to listen to the people of the community that have to live here. We should be able to vote against the rules that we don't agree on as a neighborhood. Very Disappointed

I recently purchased a house from this builder and it has been so unnecessarily stressful! It seems that once I went under contract nothing was completed on time or as it should be. I moved into a house with the concrete bathroom floor needing to be torn out, shower with cracked tile, no grout, and a shower head that leaked to the point my wall is saturated. Of course the water damage mark was painted over by their painter! I can go on and on with not "normal" basic things I should not had to move into. Yes I signed knowing these issues existed because I ended my lease trusting I was getting a great home in 2 months without these things. Don't make my mistake, make sure everything is fixed before signing. Oh and they get 17 or so days to be in and out your house with muddy boats and hand prints to fix all the things that should have been fixed!
Update, they were not over looked. Nothing was done from the time of my inspection to closing and I have documents to show that, especially the ammendment signed at closing to assure it gets fix. The bathroom is still not repaired! I took off 3 days to give time for all these things to be finished and it wasn't. The plumbing company set the toilet off center and now my concrete floor have to be reopen to start all over. The home is a beautiful house. The builder installed quality fixtures and appliances. My issue is with all the work done by subcontractors and the list of unnecessary things to go behind them to fix.

I have to giver credit where it's due. Bought my house from dryden under construction 3 years ago during the huge realistate spike. I was lucky enough to get it before their prices went up. Moved in when done and everything was great. Had one small leak from under the stairs that was kind of a mystery at a glance. Called dryden and someone was able to come out and knock it out while I was away. (Either my roommate was there or I gave them instructions on how to enter without me) fast forward to now and I'm selling the home. Never realized that behind the stairs in the small pocket where you never see the ceiling a hole had been cut and patched to finish the problem. While giving a tour of the house to potential buyers they notice it right after I mention the only problem was a water leak that was handled without issue. The patch wasn't finished, textured or painted to match so was obvious when under it. Just in a spot I never looked at. Called dryden well out of warranty and Bryan, the warranty manager has made sure it was thoroughly taken care of and no hassle at all handling the process. I fully expected some resistance and little bit of arguing to get any response but honestly they recognized the situation for what it was and then Bryan being put in charged made sure the problem was resolved to the fullest. Also the ceiling texture folks were very professional and thorough and just a pleasure to work with. I know this is a complicated business and not everyone leaved happy but this was a situation that could have been a headache, especially now a days where it seems everyone does bad business and I recieved nothing but absolute professionalism.

So, we were super skeptical at first to buy a new build. But then we actually walked through the new house with Josh Anderson, who is the superintendent. He is remarkable. Truly. I pray Dryden keeps Josh cause he's one of the biggest reasons why we are happy with our new house. And he is also the biggest reason why I will be recommending all my peers in the military to buy from them. Any deficiencies we saw he is making sure they will be taken care of. No new house will come perfect, but our house was close to it. They did such an amazing job, I'm truly impressed. Lastly, when you do the walk through, make sure you have Josh come out as he will always be honest with you.

DO NOT BUY FROM DRYDEN. $25 HOA fines for parking on the street because these driveways only hold 2 cars. $25 HOA fines for not using specific wood and treatment for fences even tho at purchase none of this was disclosed. $25 HOA fines for having your trash can by your garage and not next to the house. $25 HOA fines for having a basketball hoop on your property. $25 HOA fines for algae on the side of your house. These guys sold us houses with no grass on the sides of the house and back yard and no rain gutters but tell the home owners we can't have a basketball hoop cause it's an eye sore and ppl won't buy their homes. We saw basketball hoops when we 1st bought our home and it didn't deter us.
