I want to thank Amy at the welcome center and Tod with Davidson Builders for showing us Bethel Island today. They are so welcoming and kind we so enjoyed visiting today and it is definitely a place we could consider calling home .Its Beautiful!!!! A peaceful oasis 🙂

Lovely new development of houses by 2 builders. Spacious recreation center called Island Camp with pools, yoga room, a big venue for outdoor and indoor parties. I love the open skies and every home has their own private dock.

Nice houses. Clean and quiet community. Manager is super nice. First day guest house opening she gave us a tour of the guess house and was about to go home. Took her time and showed us everything with no rush. Feels like home!

There are two builders, Davidson and Blue Mountain. The Davidson homes are higher end and more expensive. Better interiors (very flashy but so-so fit and finish) and higher end appliances. All of he homes have smallish bedrooms and large common areas. Blue Mountain really put in cheap drawers and hardware. The exteriors of all the models are not very good. Both ascetically and structurally. The exterior does not look like a high end home. Davidson's decks are good but Blue Mountain used plywood with some kind of thick paint? I don't think they will age well. There is a Mello Roos tax that will add $9000 to $12000 a year on top of property taxes (per the sales person). There is a percentage that I found on their website but I don't remember what it is. There is also a home owners association fee. It is not an inexpensive place to live! The water ways have access to the bay and range from 20' deep at the dock to 30' in the fairways which, is great if true. The homes seem to be designed more for entertaining than for living in. Not that I would mind living in one but at those prices for that part of the Bay Area, maybe not.
