My experience with David N Schultz Property Management was nothing short of frustrating and disappointing. My sister applied for one of their properties, providing everything they asked for: an excellent credit score, proof of income that was more than three times the rent, and all necessary documents. Despite meeting all their requirements, they dragged their feet for weeks without providing any clear answers.

They claimed they couldn’t verify her previous landlord, which was absolutely untrue. We personally contacted her landlord multiple times without any issues, yet the company insisted they couldn’t reach them. It felt like an excuse to delay the process.

It makes me wonder if they were intentionally stalling to wait for rent prices to go up due to the fires happening around LA. If true, this would be incredibly disgusting and unethical. My sister met every qualification, and there was no legitimate reason for the delay.

The only redeeming part of this experience was the manager at the 5851 Hazeltine location in Sherman Oaks. She was kind, professional, and helpful during the showings, and we truly appreciated her efforts. Unfortunately, the rest of the company's operations were chaotic and unprofessional.

If you’re looking for clear communication and fair treatment, I would advise steering clear of David N Schultz Property Management. Their behavior was unacceptable and deeply disappointing.

I have lived In this apartment managed by this company for only a month. They are horribly unprofessional, no proper communication between onsite managers and those in the companies office. If there was a way to exit this contract, I would immediately! No telling how many other issues will arise within the next 11 months. The unit was extremely dusty and dirty by the time I moved in. You would expect them to have the decency to clean up!

never met anyone as nice as Anri, Nelli, and Tambria as managers. So accommodating and communicative every step of the process. Not sure about the management as a whole but David N Schultz got the gold with these amazing people 🙂

I've lived at a Schultz managed property for many years and they are, without a doubt, the worst management company I've ever had to deal with. They have shown by example, time and time again, that they couldn't care less about safety protocols, tenants needs, proper communication or taking responsibility for ignoring problems. They could never keep a steady property supervisor at their office very long and any time I've called to report a problem, all I'd get is a receptionist transferring me to an answering machine that no one ever checks to leave a message no one is ever going to hear. Nowadays, you don't even get a receptionist, just a recording that directs you to that answering machine I mentioned. They have zero interest in speaking to the tenants. In fact, the only time they ever took initiative to fix problems is when the city building inspectors got involved and threatened fines and legal action. I know that Schultz is a company that manages many properties throughout Southern California and limited budgets have often dictated which building's needs took priority so I can't speak to their treatment of other properties but for my building in particular, the only thing they ever seemed to care about was getting that rent money. If you had tenant issues that needed to be fixed.....don't hold your breath. I'm sure there are some perfectly happy, satisfied Schultz tenants out there but I'm not one of them. My advice to those looking to rent, steer clear of Schultz properties.

The absolute worst property management company I've ever encountered. Despite who your property manager is, they are basically powerless to help you in any way in dealing with real issues. When I call David Schultz to address a problem or ask questions, I'm met with hostility and rude employees with no patience or interest in helping you. There is absolutely no flexibility with them either; they use outdated practices like paper check refunds and stick by them despite there being better alternatives. They are stingy and don't care about your experience in the complex - our laundry unit is ancient and they have tasked the property manager to keep it clean instead of actually hiring someone. Our apartment has had problems since day 1 of moving in, from roaches to laundry unit issues to mail theft to the water or electricity randomly being shut off without any prior notice. Our property manager does her best to help and can't be blamed for the evidently diseased company culture at their corporate office in which people are treated like numbers. STAY AWAY STAY AWAY STAY AWAY.

Worst management company possible. You can't ever talk to anyone in the office, and when you call they just transfer you to the same people who don't know anything. Stay away from places managed by this company if possible. Would give them 0/5 stars if I could. Upon moving out they charged me an entire month of rent instead of pro-rating, and then gave me the run-around in order to fix it all -- literally tried to steal my money, as if I hadn't checked myself they would have gotten away with it. BBB put this company OUT OF BUSINESS!!!!

Avoid this company at all costs. They are unresponsive, criminally negligent, and incompetent. Do not trust what they tell you.

We lived in one of their apartments for over a year. When we wanted to move because we were being harassed by our neighbor, the company took our holding deposit for our new apartment at another location and told us to submit our 30-day notice to vacate our current residence. Then, after ignoring our calls and emails for over three weeks, they told us we are being denied our new apartment because of "repeated violations" of our lease agreement. The company refused to disclose what these violations were and refused to grant us more than a 3-day extension on our 30-day notice to vacate. We had to find an apartment and move in a week.

Save yourself the trouble and rent from someone else.

Worst management company because of the workers they higher and property managers (Rene And Yolanda). They higher very cheap workers who do more harm then good. They don’t consider their tenants as humans do what they want when they want it. Very demeaning and very authoritarian. The laundry in our building has been a huge problem for the last 5 years I have lived here it’s never working. The manager is told something needs to be fixed and forgets all about it. You remind him, he comes and checks again, says he will put in a work order and again forgets all about it. Put in lots of calls to the supervisor at David and Shultz but things like the laundry machines remain the same. Supervisor Cynthia is very nice I should say.
