I’ve been living in one of their rental properties for over a year and am looking for other properties under their rental company. Heather, the leasing agent, is super flexible and responsive. The front desk, Pepper, is timely with calls and emails. Jennifer has helped me with inquiries and understanding the lease with my first time renting solo. Rachel and Heather always reach out to see if my maintenance requests have been resolved. Overall, the staff is friendly, timely and communicative. CPM has found a loyal client.

Do not rent from them. They allow the owners to handle everything but the lease. It is impossible to get repairs made by maintenance and when they do come they jury rig it. There is a tarp on my roof to cover a hole and the bathroom ceiling is caving in. I have not heard back about maintenance work orders in several months and it costs $8 in quarters to use the in-unit laundry. Total slumlord practices. Through my entire 2 year tenancy, half of my stove burners have been broken (they were broken when I moved in and never fixed) and outlets around the house have stopped working (one on the day after I moved in).

We have been living at this property for a year now, and our issue is with the landlord not wanting to maintain the proper maintenance of our yard and home, which is INCLUDED in our lease contract. Mrs.Pepper has tried and tried to assist us in this matter, but our landlord seems to be Non-responsive and uncooperative. We pay rent every month on time with no issue. However it’s been two months since our grass has been cut. At this point if you like a peace of mind and a home that does not have rodents or animals lounging at your front door along with snakes at your back door, then this is is not the property for you. Please find somewhere else to rent and a different company to manage your needs because they will not fulfill them.

At this point, the landlord needs to be charged a fee by Columbia Property management For negligence due to maintenance upkeep along with an additional fee to send someone on their maintenance team out to cut our grass. The landlord feels like he can be a slumlord and not take care of his property because there are no consequences for his actions.

I have been with them for a little over a month now. I have had absolutely no issues with dealing with them. They have been extremely helpful and fixing everything I needed done and very quick to respond

This business is a total scam.

If you have the option to avoid renting from them please do. The only good thing about this rental agency is the staff seems friendly enough. However, they are far from honest people. I rented a place from them and when I moved in it was in awful condition. Mold, water damage in the ceiling, the bathroom was left in awful shape. I had to clean just to move in. On top of that they don’t seem to care about anything cosmetic about their places and won’t update anything. Most everything about the place I rented needed to be updated. When it comes to moving out don’t expect to keep your security deposit even if you’re leaving your place in good condition. They also will lie and tell you there is no fee for moving out early yet will take $200 for a “leasing fee forfeit”. Lastly, they’ll charge for roaches or pests even if you use traps and sprays most all of the units they manage have roach issues but they’ll still charge it to your security deposit. All in all this is a terrible company and I’d avoid giving them any money.

Columbia Property Management is the Worst Company to deal with. Takes complete advantage of College Students. Do NOT use them. They are terrible. They don’t return your security deposit and change you for things that shouldn’t be charged. They have to be called multiple times to get problems fixed. The house was infested with bugs and would not get anyone out there to spray and then told us that it was our responsibility when they were there before we moved it. It was a horrible experience!!

I called to ask about touring one of their properties and was greeted kindly and we found a time that worked for us both. I show up to the property 8 minutes prior to our scheduled tour time. I would expect someone to be here before me, so I called the office just shy of our meeting time. The call went to voicemail and I left one. I decided to wait more to see if they were just running behind. I stay 20 minutes past our meeting time and decide I will no longer wait. It has been two days since then and I have not received a call back. I believe it is common courtesy to let someone know when you are not going to be able to attend a commitment anymore. Additionally, I abided by their wishes and drove by the property first to see it before scheduling a tour. By doing this, I was respecting their time. By doing what they did, they disrespected mine.

I rented from ColaPro for about 5 1/2 years. In general, they were a good company to rent from, although sometimes slow on repairs. However, when I moved out, they decided to withhold $200+ from my security deposit without explanation. My family and I spent days (including Easter) cleaning my apartment top to bottom. It almost looked better than it did when I moved in. I sent in the deposit dispute form as I was told to do when I requested an explanation for the over $200 being withheld, and just received back a folder with the inspection photos (which they send to everyone who fills out a dispute form). None of the photos explained why the money was kept. I called at least twice and even stopped by the office, and no one has given me an explanation. If this is how they do business, I won't be renting from them again, and I will be warning others to avoid them as well.
