Andrea has been our landlord for the past 12 years. I will say she is the best property manager imaginable. She actually cares about her tenants and makes sure things were handled immediately when there was an issue with our rental. She is very responsive and always replies to phone calls and emails. We have now purchased a home and chose Andrea as our realtor. The experience was nothing short of perfect. She has been there for us every step of the way and made our home purchasing experience stress free. She was so honest about her opinions on the homes we looked at. Her experience is at the highest level when walking properties, so so knowledgeable. I wouldn't trade our experience with Andrea for the world. Thank you, thank you, thank you Andrea Warner. You are the best.

On 12/19 My wife and I paid $90 for an application fee for a rental. On 12/19 we were approved. 12/19 we read our lease, and requested another walk through of property before signing since the lease was very detailed about "as is" conditions and required us to pay $75 for every repair needed to the unit. We just felt like another walk through paying attention to these things that we weren't really looking at before was a smart move since this would be our new home and we were signing a legal binding contract making us financially responsible. We stated we were available the next day 12/20 for this. On 12/20 we were told by Andrea her assistant would be in touch to set that walk through up. 12/21 Andrea emailed us asking if we are moving forward with the lease and we politely reminded her that we were waiting on her assistant to reach out for another walk through. 12/22 We emailed Andrea requesting a refund for our application fees since it is apparent she is ignoring us. 12/26 We left a voicemail regarding a refund. 12/26 we received an email stating our pending lease was cancelled and our online portal was terminated. No communication from Andrea regarding our fallen through walk through, no discussion of "if you don't sign this now you'll lose this property", nothing. One might ask why this long and detailed review over $90. Andrea wanted us to sign a lease and pay our monies but the minute we required a little work for it she set us aside with no communication while she moved on to another someone. The ball was in her court and she dropped it. What happened was bad business with no accountability. If I'm posting too soon and things get made right, I'll remove this review.

Did not utilize services, BUT I did walk in to ask to use the bathroom and was met with a barking dog and a clearly annoyed woman who was on the phone. Had a bathroom emergency, which she promptly directly me to go to the park 2 blocks down. Thankfully, Barbershop across the street was very kind and helped out. Recommend better customer service approaches to community and traveling individuals, especially when located in a tourist target strip..

Andrea Warner is BY FAR the BEST property manager my husband and I have ever had. We have been renting for 10yrs, 6 of which Andrea was our property manager. I would HIGHLY recommend anyone looking for a property to rent, buy, or sell go with her and her company Colorado Peak Real Estate. She goes above and beyond to help fill all expectations, wants and needs. She's very professional, kind, and always goes out of her way. Seeing her determination to always be there for anything, my husband and I will definitely be looking for a home with Andrea to purchase in the near future. Moving out of state and looking at houses sight unseen can be very nerve-racking and challenging - but not with Andrea’s help! Andrea took the extra time to make sure I felt comfortable in my decision and ease any worries I had moving to a neighborhood I’d never seen. We have been renting a property managed by Andrea and her company and it has been a great tenant/landlord relationship. We are respected as tenants in that she always let's us choose times that work for us with inspections and never does random drive-bys or checks. I love the quarterly inspections since that gives every party the opportunity to do safety checks of the home and bring up anything concerning that needs to be addressed. Also, the couple maintenance repairs we have requested over the past couple years have been resolved promptly and by very professional, quality vendors. If you want to feel safe and respected as a tenant, please rent from this company. I can't wait to start looking to buy. She will be our go-to realtor!

Avoid this business unless you are looking for a real estate manager with a poor attitude, zero professionalism and a self righteous, entitled personality. You’re better off with anyone else. Andrea is not worth the headache.
