I sold a house to an investor at a great price. Everything was good on CIVIC's end until they found out the assignment fee. They said I can only make 50% of what my assignment was. If this investor was direct to the seller at the same purchase price there would have been no issues, but because I am in the middle somehow the deal doesn't make sense for them to lend on anymore? Make it make sense. They are jeopardizing the clients hard deposit and potentially killing a deal. I am going to take the loss on this one because I am not taking the investors deposit or canceling the deal on the seller. However, I definitely will never sell to an investor using CIVIC again and will advise others in the industry of their terrible policies. There plenty of lenders that don't have a % limit on assignment fees. Good luck CIVIC.
