They are without a doubt the worst property management company, I'm not entirely convinced they are even qualified to be conducting this business.

They tried to bully, intimidate, and threatening. They attempted to pull an unlawful eviction. Stating minor repairs made the apartment unlivable.
Refused to do any repairs, we (family of 5, 3 small children, 1 which is disabled) have had no stove/oven since the beginning of December.

Stole my deposit of $975.
My final straw was when they took over management of this duplex and listed the identical apartment next to ours as $900 a month, no deposit, as well as included water, lawn and pest control, and furnished it with a washer and dryer and dishwasher. Which our apartment was forced to keep the previous owners agreement ( which they would not disclose to me who new owner even was) and pay 975$ a month, our own water, pest and lawn care, no added or extra appliances, or even necessary functioning ones.

This is only about 10% of the nightmare we dealt with, since August.

I've had slumlords do more than this "company" has.

The worst organization I have ever done business with in my life. Alyssa and her team managed my property for 1 year.

Do not do business with this company. They will fail at every turn. They will fail to collect rent on time; they will fail to complete tasks and omit never having done them; they will fail to communicate; they will fail to manage tenant issues; they will fail to hold tenants accountable.
They are impossible to get ahold of and will NEVER return a phone call. Alyssa has consistently dodged my calls every time they have been at fault.
They failed to collect a security deposit, never informed me, and after I left voicemails for 6 weeks after the tenant left they sent me the email equivalent of "tough luck".
Take your business elsewhere.

Also, they’re never available to do any maintenance. I relied on the property owner, who was very nice, and deserving of a better management team.

I would rate this company zero stars if possible, as my experience was extremely poor. From February to July, I was unable to occupy the master bedroom in the house I rented. I contacted the company numerous times via phone calls and messages, but it took an excessive amount of time for someone to attend to the issue, and even then, the work was not completed adequately. In my view, this company is completely ineffective.

This is for anyone that bought a house in Columbus and is PCSing…. Please find another property mgmt company for your home. My payments are always late and am currently owed 2 months of rent, and cannot get a response or a phone call answered. Since I am in Germany, there is just not much I can do. Don’t want other service members to have to go through the same hassle.

I’ve used Alyssa as my property manager for the last two years and honestly could not ask for a better property manager! I’m in the military and live out of state so I knew I needed someone reliable that I could trust to take care of my house and Alyssa has been absolutely amazing! She’s kept my house rented and is always available when I or the tenants need to take care of something! Chattahoochee dwellings was recommended to us by another realtor in Columbus for their professionalism and diligence in taking care of their properties! I recommend Alyssa to anyone I know in the Columbus area because I know they won’t be disappointed!

We had Alyssa managing our property for two years. We had to terminate our contract with her for the following reasons.

1) Lack of communication - It would take constant following up with her on my part to get any kind of response. She would take weeks to respond to texts.

2) Late rent payments - The tenant placed in the home by Alyssa was late with their rent payments 7 months in a row.

3) No follow through - inspections were never done as promised quarterly. We found out the tenant had a pet in the house after we had specifically said no pets allowed. We found out because animal control had to be called when the sheriff did the set out and the pet was abandoned.

We hired another property manager in town that just evicted the tenant Alyssa placed in the house. We had 3 months of unpaid rent and significant damages to the house that are left unpaid as well. This has been a nightmare experience and I deeply regret hiring Chattahoochee Dwellings. Find someone in town with more experience and who actually follows through with what they say. Alyssa is full of unfulfilled promises and will not take care of your property.

We were hesitant on renting out our house, but Alyssa took care of everything. She made the whole process so easy. She is/was very helpful and her quick response to any issues put us at ease knowing that she is taking care our house! For 2 1/2 years we have NO complaints about Alyssa as our Property Manager. She always have a good advice and posible solutions for everything. We really made the right choice with Chattahoochee Dwellings LLC and Alyssa, specifically since we are out of state and needed a strong and responsible Property Manager!
