The customer service and actual performance for this management company is absolutely terrible! This from a current tenant (not one looking for a lease) who’s experienced hardship from this management company for at least the last three and a half years…we obviously will not be resigning. Our rent increased three times , but there was no updates or upgrades given to the apartment at all. I understand no landlord or tenant is perfect but if you are a person of color or cultural background please stay extremely far away from any “Carco managed property” as they tend to over accommodate for some and under accommodate for people of cultural backgrounds. Rude, harsh and very unprofessional as mentioned in many other reviews before. I’ve been spoken to by every member in this management as if I’m not a citizen of the United States. I’ve been called out of my name and many other names with the exception of my actual name. I was given an “ AS IS “ apartment and then threatened to be responsible for repairs due to “lack of maintenance”… the cause of which being a previous tenants dogs ( A white Husky and White and light Tan Lab dog hair’s are clogging the vents apparently, I own a brown Chihuahua which barely sheds due to diet). A work order was put in for a year ago, maintenance came and took a look, told me to leave it until he got back and I didn’t hear any more information about it. I change my filters roughy every 60 days as instructed on the package. I absolutely 100% don’t mind taking care maintenance in the space that I’m living in, but I will not be blamed for something I didn’t do nor punished for it! My stove, refrigerator and multiple electric outlets have not worked fully worked since I moved into the apartment and they were aware. Things that would probably make others seek legal action. I don’t have any criminal background, I make a salary and I have received little to no complaints from any of my neighbors in my time here. In a time where most people just want to go to work and pay their rent for a livable environment….this company makes that quite difficult. As someone who is currently in sales, both goods and real estate, I that know that good customer service is a significant factor in business…making it an essential skill. It is one of the most crucial responsibilities of a property manager to foster good long-term relationships between tenants, owners and everyone in between .Speaking with other tenants, Ive understood their decisions to no long do business with this company any longer. As a peaceful, quiet and positive tenant I can say I’ve been treated less than while living here. I really hope your experience isn’t nearly a fraction as bad as my experience and hopefully they can change the narrative themselves in the future for others. Times have changed…especially down south. I can only speak from my experience and I hope it helps someone else make the right choice.

Love living where I'm at. Any time I have a maintenance request, Joel and his team are very prompt to respond and get the issue fixed. He's organized and helps by sending reminders to renters to take care of the house by replacing filters and dripping water when it's freezing. If I were a home owner, that is exactly what kind of person I'd want managing my investment to insure the property value.

Not sure why all the bad reviews... We rent a house on Whitmarsh from them. The application process is a bit much but we rent a very nice home from this company we have been very happy with it. They respond quickly to maintenance concerns and did not try to raise our rent during these rough times. They have never once bothered us since we moved in not even once.... We just pay our rent on time and get on with life. Have the cash and be ready to go when desirable listings are opened up or someone else will.

I made an appointment to view one of their properties and apply for tenancy. We showed up on time and Joel was there waiting outside. When he saw my roommate (black woman) he greeted me (white woman) by saying “this will not work.” Citing that the homeowner does not want a “roommate situation” - and denied showing us the property. Whether or not the homeowner chooses to rent to roommates - or a couple (unmarried couple is still a version of roommates?), or to a family; denying us the opportunity to apply and see the home reeks of discrimination - based on familial status or race, we couldn’t tell if it was either or both. I walked away disgusted and my roommate walked away feeling discriminated against. Fair housing laws exist for a reason.

Extremely unprofessional. My family had an appointment to see the house, he said there were zero applications. He was very rude during the showing. I filled out paperwork and had everything printed within 20-30 min. He stopped answering the phone and the office said that the place is unavailable literally right after we left from the showing. I have no choice but to feel offended because my family is African American and once he seen us everything changed. It is very sad that we still have to go through this problem now in 2022. When my spouse called they hung up in his face and continued not to answer.

SN: Sir I don’t care what little cute short reply you post under this. God sees you and sees how you do others. And you are definitely getting reported to multiple agencies as well as writing a letter to the mayor 🙂

I love living in my apartment, especially having a child. Neighbors is nice and quiet and clean. Any time I need maintenance it’s always a quick response and especially since the pandemic and prices going up . Landlord was very understanding and reasonable!! Highly recommend!

Renting from Carco properties was the best experience I’ve ever had as a tenant. Throughout my time as a tenant, any issues that arose were addressed appropriately and in a timely fashion. Move out inspection and deposit refund was completely fair, which is a rarity from my experience. Highly recommend!

Joel scheduled a showing with me on Monday, 11/6/23 at 2PM. He never showed up to the showing, and when I called him to see if he was just running late, he did not answer his phone. If this man can't manage his own calendar, just think how well he manages his properties! I took time off of work for this showing, and he wasted that time.
