Worst apartment I’ve ever lived at. Will raise your rent but won’t fix any of your issues . Black mold, carpet is terrible. Where they cut and replace the carpet will come up when you vacuum. Dog poop everywhere, old appliances, trash all over the complex. Trash builds up at the compactor. Yelling and screaming all throughout the night. A/c sucks and doesn’t cool. Please don’t bother and save your money for a better apartment . You’ll thank me later because you will definitely regret moving in. Not worth it.

I have been living at the Cambridge Downs Apartments since October. The few maintenance issues I have had were resolved almost instantly after I put in the work order request. I had major issues with my refrigerator and when it couldn’t be fixed the office was able to replace my refrigerator with a new one. It is a great feeling to know that I am getting the best customer service possible. When you pay for a place to live you expect for things to get handled. It is a very peaceful and safe environment. The staff is amazing, office and maintenance team! They are always compassionate and helpful. Cambridge Downs thank you for providing good customer service !

One of worst places I had ever lived. I should have followed the warning signs. When an apartment tells you that they don't have a model to show you until the day you move in, stay away!!! Unfortunately they had my back against the wall because my kids had to be registered for school. Otherwise, I would have chose some where else to live. Looks pretty decent from the outside but once you move in, you will see all of the nightmares. Everyone who has posted here has a valid complaint. I can validate their concerns from nuisance neighbors, cock roach infestations, outdated appliances, faulty wiring (hazards), rude property assistants that argues when you complain instead of being empathetic towards your situation to a tenant who's never late on rent!!! , not to mention the noise, toilets constantly backing up, and Memorial day weekend the pool is closed!!! (really!!!) I have so much to complain about that I don't have the time and patience to write it all. I merely mentioned instances that were common and irritating. Called the Property Mgmt (Hammond) as expected no returned calls. I hate moving but this time I am looking forward to getting out. Please don't get it wrong, i am not disgruntled, I was an exceptional tenant who was never late on the rent who served 2 PRISON sentences in this hell hole!!!

If I could give a half star I would. Where do I start? I have been living here for 6 years. I must say that Hammond Residential is the worst management company since I have moved in. Over the years there has been 3 different management companies. Each worse than the previous. The property manager is currently Cindy. She has ZERO customer service skills: yells, snatches things from you when she is upset, points her finger in your face, threatens to not renew your lease because you tell her she is unprofessional. She is aggressive as well and is not fit to be in a management role. When I expressed to that she is unprofessional she started coming toward me in such an aggressive manner that her maintenance guy had to hold her back. She even went as far as throwing my daughter's jacket in her face as we my daughter and I were getting out the building when she told me to leave her office. The list goes on. The office is constantly "under-staffed" and there is only one maintenance person so the property is poorly maintained. If you're looking for an apartment RUN! RUN! RUN! I will be looking for somewhere else when my lease is up.

There is nothing positive I can say about the management group and the property mangers for Hammond residential and the Cambridge Downs complex. The management switched halfway through my lease and ever since then it's been a downhill plunge. The apartments are old and need to be renovated. The managers don't call back, no communication whatsoever. But they sure are quick to leave eviction notices on neighbors doors. There are cars in the parking lot that haven't moved in over a year. You want a cheap place, you get what you pay for.

The management group Hammond Residential is horrible and rude, especially the manager. Every week there's something broken or wrong with my apartment. I had carpenter ants chewing up my bathroom and found mildew all through my apartment. They are old and have never been renovated. The children are extremely loud when they play. Maintenance takes forever to service apartment issues. They don't care about their residents. I'm so glad I'm leaving. They aren't worth the money.

This is an excellent place to live! The grounds are always well maintained. All my friends have commented how nice the place looks. Maintenance always takes care of any problem I have from changing a light bulb to replacing a water heater. The office staff and maintenance crew are always friendly and respectful. It's located close to excellent schools, (my daughter's school, which is rated the best elementary school in Gwinnett county is only 4 minutes away) shopping and restaurants, but, it is still quiet and secure. I also love that my church is only 5 minutes away. You want find a better place or price in Gwinnett county.

Moved i in October. When I requested to get my lease so I can register my kids for school the manager threw her purse and rudely said I don't sign leases on Monday. Well i'm sorry you don't like your job but my kids being in school is more important to me than you signing a lease regardless if it's Monday or Tuesday. My clothes in the closet are growing mold and all the windows and bathrooms. I requested more than 4 times to come fix the border of the front door due to it falling off. I had 2 floods and i'm ready to get out of here soon. People upstairs wake my family up by walking hard all thru the night. This is just a nightmare.
Sorry for the late response but no honey it was a busted pipe in your walls and I have had another flood since then. This is a hell hole. Please don't respond if you work here and don't know what your talking about. These apartments needs some serious renovations.
