Thank you for your review today and presenting your concern.

I apologize for not receiving your calls as a result of my former phone number being hacked and my number had to be changed. As a reminder, all tenants have the portal to connect by email if needed. However, I am happy you were able to reach another associate to present your concern.

There were no late charges posted to your account, only NSF fees. As a courtesy, immediately following the phone call, I credited one of the NSF charges from a previous month. As discussed, I agreed to credit a late fee in a previous month; however, when the payment was entered it was returned for NSF, so a late charge was never posted.

If you provide a letter from your bank that states the funds were in the account on the date it was to be drafted, I will be more than happy to post an additional credit. To date, the company that we employ has never charged an erroneous NSF fee. However, with proper documentation, I will research and post a credit if applicable.

Also, please note that the portal offers other payment options than a credit card. Unfortunately, all credit card companies charge fees to the merchant that are passed onto the consumer. An e-check is an option available with a minimum fee and a pay slip is available to pay your rent through a local merchant for less than $3.00 and it is posted to your account immediately. A receipt is provided that provides the payment date completely avoiding a post date discrepancy.

Our landlords and tenants are important to the company and to me. It was a pleasure speaking with you today.

Honestly do not understand how ya'll are legal. You mess up and then charge me like I did something wrong.... ya'll should not be allowed to operate and I will be out as soon as I can sell this place. This is beyond stupid.

I called in to tell ya'll your system is messing up and charging me late fees when the money was in my account. Now I have to pay late fee, NSF fee, cause why not. The funds where available and I have statements to prove it. You said don't call back, we'll call you, a week later and I eat another $50+ in trumped up charges cause apparently none of ya'll can manage your jobs.

DO NOT USE THIS SERVICE IF YOU CAN AVOID THEM. THEY WILL MILK YOU FOR ANYTHING THEY CAN GET AND THEN BLAME YOU.

Highly unprofessional. Unsophisticated. Not qualified to have luxury rental tenants. Extremely difficult management to deal with.

**Lack of Professionalism:** The staff (Tammy Strackle, Andrigoula Karanikas) were often unresponsive to inquiries, leaving me feeling neglected as a tenant. Communication was sporadic, and important issues took far too long to be addressed. They took two weeks to fix hot water issue. We didn’t have access to hot water for two weeks(which is illegal)

**Poor Maintenance:** The quality of maintenance services was subpar. Repairs took an excessive amount of time to be completed, and when they were finally addressed, the work was often rushed and ineffective.

**Inadequate Tenant Support:** There was a noticeable lack of support for tenants. Questions about my lease terms or policies were met with vague responses, leaving me unsure of my rights as a tenant.

Overall, my experience with them has been disappointing. I would recommend looking elsewhere for property management services that prioritize professionalism and tenant satisfaction.
