Horrible homes with even worse neighbors. Community is full of drug dealers and users that constantly block the roads and driveways while they smoke weed and hang out in the streets. Police won't even respond to calls in this neighborhood. Even they don't want to deal with society's trash. Management says to call police, police say call management. You may be better off homeless than living in this slum.

I'm writing this review to document what is happening. I do work from home and was layed off because this community is unable to get high speed internet. My online rent payment did not go through and I paid manually in the office (November 16th). I went away and returned to a paper on my door with an account ID for checkfreepay and the online portal disabled and no response from manager Allen Franks via phone or text. I've called checkpay (ZEGO), gone to the portal, downloaded the app and tried to make payments online. This report is to document what is happening here. Maybe I'm not the only one it is happening to. Without a car I'm unable to get anywhere to pay anything to the places listed as paylease locations.
Update: 12/27/2023 finally saw a vehicle at office. Asked when portal would be open. A male asked what like I was talking strange. The woman said, yes they been having trouble, until it's fixes head on to the post office and get a money order. We will be here next week after Monday. The office looked so much better. If no one is there I won't be leaving any money next week.

I would not recommend them. When I lived there . The bathroom in my bedroom fooled and they wouldn't come fix anything. When we put in work orders they would mark the complete and never come fix anything. The maintenance man that worked the cussed people of doing stuff and didn't do. The trailer had mold and leaks .. i can post pictures and videos ECT. I post the emails where they complete it and i would make another one..

Just moved here not to long ago. Overall it's a great place for a starter home. Leeann (management) is great! Super sweet! It's quiet and most people stay to themselves. Trailer condition is a bit on the rough side but, it's a trailer park. It's to be expected. I like it here. It's pretty cool! Would reccomend especially for a small family looking for their first home.

This is an amazing place to live very family friendly. The maintenance crew really takes pride in their job (thanks Shane). The manager is just a treat I love catching up with her and really miss her living on site. I know they aren’t the biggest houses but the whole park makes you feel safe. We’ve gotten to know several neighbors and are happy to call them family, Keith and dyllon Sutton the nicest sweetest do anything for you guys you’ll ever meet, Becky she is an absolute doll and such a close friend, and even Vincent and his family they may have moved but they were always to fun to hang out with. I am proud to call beaver creek home it’s a great place to raise a family.

I live here. Maintenance is slow since Adam left.
Ac barely works during the summer. It takes days for the landlord to respond. Adam was the best. His work was done professionally every time.
Some of us are afraid of Retaliation by being evicted or lease not renewed or being charged for other stuff that wasn't our fault.

I've been informed that I'm being evicted because I wanted my porch steps fixed correctly.

Edit:. Maintenance has been informing new tenants that if its not life threatening or cosmetic it's not get fixed at all.

EDIT, Unless you have a 650 credit score or higher, you wont be able to rent here.

I don’t understand were any of these reviews are coming from. I came to view this mobile home park and it was beautiful all the remodeling homes look outstanding. And the price for rent is unbelievable. Plus the on-site manager Sarah is such a great help and does her job all the way to the final extent that she can do. If you’re looking for a great home at a great price I would definitely be coming here.!
