Everyone seems to be saying it all. I wouldn't give 1 star. They moved me into a roach infested, not cleaned or painted since 2006 Apt, in Chico,Ca that I had to wait 3-4 months for and it was empty. In the meantime I am paying for the apt that I switched from in the same complex because of "medical reasons" that I cleaned, having normal wear and tear otherwise they will send me to collections. Then, they are not cashing my checks because they don't know what its for!? This company needs to get some people that are competent and caring.

By far the worst complex to ever live in. Apart from the fact that no one cares, there is hardly a manager on site. The hallways smell of urine and it is infested with roaches. Thank god I am getting my mother out of Rio Linda Manor.

Looks like I'm not the only one with problems living here. I live in the Kingsburg units. The apartment manager Gloria doesn't like to deal with any issues or repairs. She has me go her manager in another city. I've brought up the lease agreement and she still ignores it. Her manager has not responded me and it's been months. This place has gotten a citation from the city as well. I just want them to resolve the ongoing issues here, and the manager to stop discriminating against me.

Absolutely disgusted with the horrible service we’ve had to endure. this AWI or Self Help whatever they wanna call themselves bought the property year ago & the disrespect to the tenants is just horrid their attitude is of a slumlord! If you ask any questions you’re responded with an attitude/aggressive responses almost threatening & shockingly we’ve gone trough 4 managers….we’ve all came to the conclusion the company is the problem hands down! You call Michael Burke a vice president for help & he can’t even compose himself accordingly only to be hung up on because you’re making more sense they are 🤷🏻‍♀️ so at this point let’s wait for those eviction notices!!! mind you they have all these stupid rules their own staff can’t follow! Not to mention we moved out for cosmetic renovations only to have the moving company they hired steal part of our belongings and to add insult to injury they offered us $75 !!! thankfully I had renters insurance, sadly not every tenant had the same. It’s shocking they are still waiting to get reimbursed for their stolen items. Did I mention our roof was also worked on after we moved back in from the repairs and we went through a Flood !!!! “Yes” we were also flooded & again some of us had severe water damage. Whom ever the contractor was needed to get fired ( Absolute idiot who didn’t pay attention to detail. Lastly my newly remolded apartment is already starting to come apart from these updates. They did the cheapest & laziest job!!!!

I live in needles CA at Riverview terrace and we have been through so many office managers it's ridiculous and none of them seem to know what they are doing. The manager we have now is rude and very unprofessional. Giving us blank paperwork to sign is not ok. Talking down to us and belittling us is not ok. Telling us snarkily when we ask why our rent constantly goes up even tho we are making less money "well I pay $1200/mo in rent and I don't get any help so..." Also NOT ok and VERY unprofessional and rude. Also not getting things fixed, complaining about having to spray for roaches bc it's too expensive, not listening to the bug professionals when they tell her that they need to complete the treatment and not letting them come back to do it. Telling us to fix our own things so the company doesn't have to spend any money on it or so the maintenance man doesn't have to bother with us. I could go on and on. Planning to find Michael Burke's number to complain until something gets done about how they are running this place. I wonder if he even knows how his tenants are being treated or how things ARENT being handled. If I could leave negative 10 stars I would. I've NEVER been treated this badly in my life.

Don't EVER rent from them EVER! My father has been a tenant in their Senior Apartment in Loyalton CA for a number of years and recently had a stroke. They let someone pilfer his belongings, refused to let my siblings and I in to procure what was left of his personal items. Sarah, the "manager" of the property is inept. Now, we are at an impasse. Get our fathers' items from the apartment and pay to have it cleaned or walk away with nothing and let them deal with it. AWFUL! Absolutely AWFUL! The only shining star they had was Dana and she tried to stop people from removing items and she ended up quitting over it all. It is the worst place, poorly managed complex I have ever had the displeasure of dealing with. WOW- and looks like from MOST of the comments, it is a consensus amongst most.

Absolute joke of a company. VP Michael Burke doesn't have a clue what he's doing. He cusses at tenants, sends out ridiculous notices (telling tenants how often they should wear &wash theirclothes) send a out notices telling people they will get lease violations for things NOT IN THEIR LEASE. Talks about how wonderful the apt managers are but they mess up recertification every.single.time.
We received a notice about pets on a leash & cleaning up feces, the problem with that is the manager & her family (3 apts) are the ones with dogs off leash pooping everywhere & not picking up. Manager went as far as making the kids play field into her dog area out her back door so she doesn't have to do anything but open her door. AWI gives a pass to that. Non smoking complex but managements family smokes so now there are smoking areas, with benches. But no benches for parents at playground. Escooters aren't allowed, unless you're related to management. It's a huge joke of a property management company . Too many problems to even list.

I moved here a year ago and I love it the management Latisha is Awesome she so helpful and cares for her tenants. She's got more done her in last few months and very professionall.... Thank you for giving us a great manager Kathleen
