Worst property management company I've ever came across. They deserve negative -5 stars. Since I bought my property last year, I've never received a letter or a bill to pay my HOA fees. I received a letter last month from a collection agency stating that my account is in collection and a lien has been placed on my property for non payment. How am I supposed to pay if I don't know how, where, or to whom to make the payment? I sent them a certified mail, multiple emails, and phone calls for them to make things right and they completely stopped responding. It is not fair that I have to pay 4 times the amount in fees due to their negligence and incom.pe.tence. I am fully prepared to take legal action against them for the collection cost, legal costs, and the financial harm their incompetence cost me. How many 1 star reviews they have here should tell any property owner who is considering them to run. Everything I wrote here is true and I'm sure all of the other 1 star reviews are true or they wouldn't have wasted their time and energy to leave the review.

If I could give zero stars I would. Our HOA has done a terrible job the last 4 years adhering to the bylaws and guidelines of the community and unfortunately, this property management company is allowing them to do so. I see a lawsuit in the future for all parties involved.

AEPM is a wonderful organization. They became the property manager of the Cascades Community at very interesting point within the community. They worked tirelessly to ensure a good transfer to their organization. They are doing everything within their power to get our community back on the right track. It has been a pleasure working with them.

We inherited this company from our builder and they have been awful. They talk in circles when you ask them to enforce anything. They send violations …okay well what does that entail? Does it entail a fine? If not why not? If you don’t want to enforce anything then why do we have all these rules? It gets frustrating

They just took the community I live in and they have been sending out violations like it is money to the residents. I have never had violations and now this year alone I have had 4. Ridiculous.

This has been the most unprofessional experience. I decided to rent my clubhouse in union crossing and I have mailed two money orders. They only got one from the same envelope thank God it was a traceable post office money . And they were suppose to send my deposit back but the mail was undeliverable but it's the same place where you all send my bills. And now I here doing business hours and no answer at the door and nobody picking up the phone just unprofessional

I am Realtor, and there is absolutely no response to inquiries. It's going on 2 weeks with a close set for Dec. 8,2023 with no email, phone or website response! Truly unprofessional for the future homeowner you intend to serve. I can only imagine the lack of HOA payments due to do the lack of responsiveness. SMH to even posting this.

Ok a little background. When we first relocated to UnionCrossing the neighbors were unhappy with the lack production and service the sitting HOA was providing. There wasn’t much participation and the board wasn’t very transparent. Because of that, it galvanized the community and in the next elections, the community voted an entirely new board. Once the board was in position, a special election was held and the new board voted the sitting president off. He wasn’t happy with his new reduce role and shortly after resigned. I say all that to say this. We were an all new board with no experience, no proper turn over, just energy, ideas and sharp minds.
AEPM was excited and eager to show us their range, scope of work and what they can do for us. They also understood that we were limited in the knowledge of properly running a community and assisted with everything. Gabrielle is always available to walk us through our ideas, she is always thinking of the liability involved and plans strategies around them to make our vision come into fruition.
Her team takes all the heavy lifting alway from the board, just leaving the board to being the visionaries.
They ride the neighbor and enforce the rules leaving it out of the hands of the board. They vet vendors to make sure their prices are competitive. As with everything they keep you informed and don’t move unless they have your permission.
I can absolutely say, they treat this as if it were theirs. I strongly recommend them.
