Sorry for the late response. Been busy. I promised a honest assessment though. This company was so kind at first and wanted that 5 star review upon moving in.

My rating scheme is this.
5 stars is for those who go above and beyond
4 you did your job well
3 could be better
2 won’t recommend
1 I’m going to escalate this

This company earns a 2. Any excuse that’s given that something can’t be fixed and blame placed on the owner is irrelevant. The customer is paying the company not the owner. Take ownership of problems or find a different owner.
Lots of problems with corroded water pipes under the house. I had to climb underneath multiple times to assess the problems to get repairs made. Average water bill for single person household was really high as a result.
Most every other complaint I have has already been listed by others.

Don’t care what response APM has to make to this comment. I’ve read the others they made and I see the game. Be smart renters, and good luck with house hunting.

As a Realtor, there are times when we need a great Property Management group to refer to and our clients trust us to give them a good referral. I recommend Casey Estridge with APM Realty Group 100%. Never pick up the phone and can never get help with unit? But will tack on fees to collect money no upgrades and mold consistently reoccurring and dealing with rodents in attic and walls for over 6 years that never got address cause of old wood and flooding 3 times. After 3 years being a tenant customer service went out the window I had no choice but to leave moisture and mold is a big issue and rotten wood windows that I address as well my got tired of living in those kind of conditions trying to make it on a fixed income and not getting the superb service I use to recieve but I should have really inspect that unit before I went with them..

Grossly incompetent! They emailed me one day saying I had multiple missed HOA dues that I had not paid dating back years. My checks were automatically mailed by my bank. If they were not receiving them years ago they should have reached out sooner. The worst part is the checks were sent and they cashed by them! I had to go to my bank and request to pull all my old records as evidence that they were incompetent. I skipped the last HOA meeting and apparently it looks like the HOA voted to fire them as I received an email that we got a new HOA property manager. These idiots sent the new HOA property management this false data. Now I have to reach out to the new HOA property manager and show them my records and hope the new property manager isn't as incompetent as these people!

APM has continued to be the best property management company in Columbia. Their professionalism is exactly what I needed when I started looking for a home. Their properties are professionally cleaned and moving in is easy because you can put your things away without having to clean shelves and closets first.
They even offer Conference Room Rentals which are easy to setup with spacious men's and women's restrooms.

Don’t rent with them unless it is a last resort. I had to be released from my lease about a month after moving in. There was flooding from them working in the apartment above me and they repaired it but it still felt so damp and gross and I could see mold so I had a mold inspector come by. All of the walls in the bedroom were soaking wet because they were not dried out by the maintenance man they hired. And I specifically told them I was worried about it being dried out when it was repaired and they told me it was being handled. Some parts of the wall were 99.9 on the moisture meter. I think there was probably damage/mold from a previous flooding as well and never repaired the way it should have been. I wasn’t going to leave a review but I recently saw they have that apartment listed again (I moved out at the end of May) and maybe it’s completely repaired but be careful. And get your own mold inspector. A lot of places do it free or very low cost. They do not answer calls at all. But they might text you back. I don’t think I ever spoke to my actual property manager but Missy was very nice.

I am very sorry for all the negative reviews and their bad experiences. All l know that if not for Eryn's continued help over the years and APM's understanding with not always having all the monies when due, my family would have been evicted years ago. People forget it is a business, and the people there have rules to follow and enforce; whether they like it or not. This is coming from a woman of color as well🤷🏾‍♀️ Sometimes we get the energy we give.
