Garbage company. Wendy was extremely rude and unprofessional to me for no reason, but pleasant to my roommate. They did not come out to fix anything whenever I filled out maintenance requests, but would answer hers in under 24 hours. I never had an issue with anybody else in the office.

Horrible! Do not rent from this company. They will not refund your full deposit, regardless of how immaculate you leave the rental. We left the rental in better shape than we found it, and they still kept part of our deposit.

They are rude and bank on the inexperience of young tenants. They blindly charged us for a filter that not only did we replace it when we moved out, also replaced it when we moved in.

If you dispute their claims, they will not budge and provide photos without meta data. It is unclear when the photos were taken and if they were even taken in our specific unit.

Not to mention that they never took care of the rat problem (see photo).

It is also my belief that they practice gender discrimination when renting their units. Beware.

I am new to leasing with APM, but every experience I have had has been very pleasant. They're very on top of their work and very patient. This is something that I appreciate a lot considering a lot of leasing companies are not patient and rush you through the process. They let me take my time with my application and I didn't feel like if I didn't sign right then that I would lose my place. They have the cutest dog too. Overall, I have had an amazing experience.

All six APM properties I’ve seen have been well-maintained and are updated every few years to ensure the place is both nice looking and has the amenities you’d expect and perhaps even more. The staff are incredible—unfortunately a lot of bias online from people with poor short-term experiences… but I’ve been renting with APM for five years now and they have always been prompt, courteous, and kind whenever I needed something from them. That said, I recommend going to their office if serious issues arise. APM will see you through to a good solution regardless of how you contact them, but they can usually kickstart the process more effectively in person than via an email exchange.

APM is the worst property management company you can rent from. Very rude and unhelpful. They also attempted to take quadruple the amount of money from our security deposit and when we confronted them about it they said it was an "unfortunate mistake". Do not trust them. All they want to do is take your money and they will take more then you owe just to see if they can get away with it. They are just a bunch of crooks and thieves. If I could give them 0 stars I would. Worst management company out there. Do not rent from them!
If you want a great experience go to Foothills Property Management. We changed to them and they are the best company out there. Very helpful and nice. 12/10 recommend.

As a REALTOR, I work with many of the Property Management Companies in the area - and there are MANY! Although they are always accommodating for showings (within the limitations of what the contract states is required for giving notice, etc), I wanted to take a moment and brag on Wendy (and the rest of the team) for working with me as I listed and sold a property they are managing. I couldn't ask for a better team to ensure appointment were managed, repairs were handled, and my seller was pleased. Further - and (more importantly?) - I got to speak with the tenant who was also quite content with how property management handles things and she'd been there for a few years. I'll definitely be recommending Wendy and the Advantage team to the investors I work with!

The ladies at APM are amazing! Wendy helped my daughter and her roommates find a four bedroom apartment 1 month after school had already started. They had previously signed a lease on another property under construction and it didn’t get done when they said it would be. Wendy was so patient with me and as I called a million times with a million questions. She worked with the owner of the condo and they got new floors down within a day. And the girls were able to move in and finally have a place to call home. Wendy made us all feel like we had known her forever and my daughter said “mom, I feel like I can go in there and talk to them and they will help me with anything even if it’s not related to the apartment.” Wendy was a true life saver and I am so very thankful that she was referred to us!
