I am wrapping up a one year lease at a complex managed by Apex and wanted to write this to provide future tenants pros and cons about this complex.

In my opinion, this apartment is a glorified slum. There are A/C wall units, however, only in the bedroom. Meaning that the kitchen, bathroom, and living room is scorching hot in the summer and freezing in the winter. Plus, utilities are going to be high because the wall unit constantly runs to keep the apartment at a flat temperature. They sent out an email in the summer telling tenants to just close their blinds and turn their AC units above 70 degrees. At that point, you might as well go outside. I would sit in my living room and sweat just sitting and doing nothing.

I also don’t think the carpet has been replaced in a long time.

There is also a HUGE bug problem, and I am not the only tenant that has experienced bug problems, as all my neighbors have said the same thing. Roaches are insane and I am constantly asking for more sprays and having to fight the roaches myself despite keeping my apartment super clean.

There are other problems, but those are the main problems. However, I will also list the positive things about this apartment.

The lady who works in the office is nice and responsive. And maintenance is also very quick to come and fix things. They also maintain the exterior of the apartment well and the lawn always looks good.

For the price you have to pay for these apartments, it’s just not worth it. I feel like I’ve wasted $12,000 over the past year living in an apartment I hate. I would recommend spending a little more money on a better apartment, if you can.

The problems with the company are few but BIG. Be sure to watch the property manager look at everything left behind by the previous tenant. If the previous tenant leaves loose screws and grime in the trim, which the manager glossed over to make money quickly, then you'll be hit with a cleaning and repair fee meant for them.

You'll also have to remind them of their own policy to send your deposit after 30 days from inspection, and remember to do it on a week with no extreme weather AND if your next week isn't packed with work, all so it arrives as soon as possible. It's written "Void after 14 days" of writing, meaning extreme weather will delay your deposit by 6 days. Meanwhile, hope that your work schedule gives you time to go to the bank and deposit it, after it's spent 6 out of 14 days getting to you and you've already gone through your days off.

If you're anything like me, you didn't expect to get the deposit that late after the 30 day policy and, after already having planned your work week, are unable to go the bank because it closes by the time you're off.

Any stars given to the company are to the maintenance team because they were quick to respond and easy to understand. They deserve a raise.

1) Bug/Roach infested: (1841 sweet view way)
I talked to my neighbors, everyone is told the roaches are coming from their neighbor's apartment. None of this is relevant when you're squashing 4-6 a day.
I wish I could upload the video of coming back from my week trip, the floor had ~20 insects . My favorite part is the variation, a true ecosystem.

2) You won't get your deposit back:
The apartment was rented out within days of my vacating.
I was given the apartment in terrible condition (they are able to do so because of housing shortage)
Deposit is charged for everything including "removing contact paper on flooring bathroom" and "removing bidet"
You can see in the photos: The bathroom floors I inherited vs the "contact paper" I got charged for adding.

Hopefully this moves the needle but housing market is so messed up they'll charge whatever they want, and come comment something about how this is justified, but landlord and readers, you know deep down it's not.

I've lived in Apex Apartments for 15 months so far. Using the app makes it easy to pay the rent and report any issues. The response time from the manager comes within two days, unless it's a holiday. They send emails or texts to tenants to announce when they need to enter your place (bug guy or inspection.) My apartment is convenient to many restaurants, shopping, and the airport.

I love renting from Apex. I've been very pleased with how they've handled any problems I've had over the last couple of years. Melinda is super nice and so are the maintenance people. One of the maintenance workers even takes the time to pet my cats and pay attention to them, and they love it. Will definitely be renting from them as long as I can!

Apex Property Management did an excellent job caring for our home over the last couple of years. Curtis was a pleasure to work with and answered all our questions and concerns.

We recently decided to allow our kids to move into the home and no longer needed Apex Management services. When the time comes and we need a management company, I would most certainly use Apex again and encourage anyone else looking for a property manager to do the same.
