Unfortunately, we had a horrible experience with Ann O'Brien Realty. We rented a house for my son and his 2 roommates for academic year and the rental was horrendous - rotting front steps, missing doors on kitchen cabinets, holes in the walls/doors, bugs, mouse droppings and beyond filthy in every room. Despite repeated requests to refund our "cleaning fee" (3 of us spent 6 hours cleaning the house during move-in day), they refused. We contacted the company multiple times about several issues and they rarely responded. Can't recommend this company at all.

I wanted to use a local realtor for my rental in Narragansett with the expectation that I would find some great homes that aren’t listed on larger sites (Airbnb, etc) while also avoiding the fees associated with those apps. I figured Ann O’Brien would vet these properties and have a baseline standard for accommodations. (Based on my own experience as a rental home owner in South Carolina, we were held to a standard to provide certain accommodations and maintain the home to provide each renter with an optimal experience regardless of which home they were renting. There would be periodic inspections from the rental company to ensure the standards were being met.) This is clearly not the case with Ann O’Brien and I caution anyone who chooses to rent with them. While the location of the home on Sakonnet blvd was great, the overall experience did not live up to my expectations.

Some basic accommodations that I found missing/lacking were:

-broken deck spindles (concern for my 2 & 3 year old)
-Little to no hand soap
-Very dirty fridge that we needed to clean before using
-2 kitchen garbage bags for the whole stay
-Poorly appointed kitchen/cookware poor condition. We had to wash everything before using it. Dishes and glasses were disgusting.
-Bloodstain on a mattress cover
-No extra toilet paper
-No laundry detergent (even though we were told to wash the bathmats before we left)

I understand that this is a summer rental and not everything would be perfect (and perhaps my expectations were too high), but we also encountered black mold all over the bathroom walls/ceiling and on some windows. In addition, the house smelled like mold as soon as you opened the front door and the cleaners/owners very obviously tried to mask the smell with air fresheners throughout the house, with little success.

In my experience, a house like this would never survive on Airbnb, where reviews are public.
Ann O’Brien clearly doesn’t care about the condition of the homes they are renting and we feel taken advantage of because the listing description was not at all what we experienced. Without public reviews you really don’t know the condition of the house you’re renting until after you step inside with your family.
Going forward, we will not be using Ann O’Brien for our annual family vacation and instead will be using Airbnb/VRBO despite the additional fees, in order to ensure the home we’re renting is as advertised.

We had another amazing experience with AOB.

Excellent communication from Joe and his team. Super responsive and helpful with everything we needed.

Our house at 10 Eire it was Great! Essentially a brand new house after a complete renovation.

Literally had everything for a perfect beach vacation.

Tons of space for a family of 5-6 and beautifully appointed.

The board games was a massive hit on a rainy day.

The kitchen is amazing. Fully equipped.

The deck was perfect for lunches and bbqs

The secret passage way between the bedrooms was a cool surprise for the kids -)

Laundry upstairs amazing

Central air amazing.

Location amazing! 8 min walk to the beach.

It's the best house we've ever stayed in at Narragansett!!!

Excited to go back next year.

The friendly staff and operations at Ann O'Brien Realty is what everyone should expect "PERFECT".They helped me coordinate sales and service fast and efficiently on multiple occasions.When looking in the Narragansett area for a place to stay.I highly recommend calling them for all accommodations before anyone else.Thank you for support and service!!!

I like the people that work there. They are courteous and try to be helpful. I rented from them last year and had a couple of issues that were taken care of in a timely manner. However the beach house that I rented this year in Narragansett was a total disapointment. I don't know if they inspect the property before renting it or what their policy is. Especially with covid 19 the house should have been thouroughly cleaned. We walked into a house that was musty smelling,dirty, and dingy with beat up old furniture.On the first and second day there my granddaughter and I spent several hours cleaning.Some of the amenities that were listed was not available to me for quite a few days which I felt wasn't fair.I spoke to the rental agency several times about these issues and even emailed photos. They offered to send over their cleaners which I declined because it should have been done before we got there. After everything I told them all that had to offer me was I will let the owner know. I felt I should have received some of my money back that I spent renting it. I received my deposit back but nothing extra. Seriously thinking about renting elsewhere next year.

This group represents the slum of a home rented to my daughter. Upon moving in, we were told things like window a/c units were no longer included because they broke. In addition, my daughter’s “bedroom” did not have a closet, forcing me to build a solution for her to store her hanging clothes. Since then, we’ve dealt with rodents, flooded basement, broken heat, no hot water, leaking pipes in ceiling and multiple appliance issues. We won’t get into the week without a kitchen sink. The response is the owner with her incapable local handy-man, and it takes an act of god to get a licensed professional to respond. Looking forward to getting my daughter out of there and not using this group again.

Fabulous staff and great follow thru on behalf of Alex and Kathy. Their attention to detail was spot on and really made our stay for the second year a huge favorite! Thank you for all of your help. Plus the owner of the rental was so thoughtful and we loved his home two years in a row!
