Will be avoiding any AMCS properties and advising others to as well. Their management is never on the same page and always have different answers. They also like to change stories up to avoid blame (despite their being physical proof against their claims). They’re quick to point fingers instead of solving the issue, they’ll even withhold information regarding an issue to save their tails leaving tenants confused. I know I was confused when I was in the office every month for FIVE months to make sure things were received properly only to be told as I’m preparing for a move they weren’t. The staff has been rude and unprofessional to not just myself but my fellow neighbors (especially when it comes to maintenance of these buildings they would rather let rot!). For the property I’m at I have to leave two voicemails or a voicemail and an email to get a response. You also can’t just pop up to the office most days as nobody is really ever there. If you call AMCS directly, their voicemail box is full and I called four times everyday for six days with no response. I’ve emailed multiple times with zero response. We are all quite fed up and are glad they will no longer be managing the property we are at. We all agreed it’s long over due for a new management company while on our porches. Maybe things will be properly communicated and resolved promptly with full transparency.

If you are looking for a property management service for your HOA in Charleston, SC, run as fast as you can AWAY from AMCS! My experience with them at Shaftesbury Woods in Charleston has been absolutely horrendous! They do not answer phone calls and do not respond to emails. I have been on the Board for a few years and they say they will do something and do not follow through. After not obtaining call backs from upper managment with major concerns, Emails had been sent to the owner of AMCS and his father with no responses from them either! They left the property looking like an absolute slum. They watched the water bill at the clubhouse triple for over a year without notifying any of the Board members or doing anything about it and then tried to blame it on the pool company who had originally notified them causing thousands of dollars of added expenses. Nothing had been done about it! They had a key to a room in our clubhouse that had been locked for years they said they did not have only to find out when we hired a new company that they had it the entire time on the ring they provided us! They never checked on anything - to the point there where homeless people were living in our Clubhouse! They allowed the pool furniture to sit outside all Winter long to rot when there was a clubhouse they could have stored it in. They allowed owners to accrue bills upwards toward $20K each on nonpayment of HOA dues!! I could go on and on. I am submitting a picture below of what the pool area was left to look like. We are ecstatic we are with a new company who actually performs "property management!" If you are looking for a reliable company to help with your HOA property management, AMCS is not it.

The anchorage apartments are the most poorly maintained complex. It is next to impossible to get repairs done. Do not waste your money

Slumlord owners to say the least they will lie on paperwork and are too cheap to pay to keep regular maintenance staff. Amcs will send random temp workers into your home with keys for non maintenance issues they have extensive water damage and leaks in buildings that contribute to the roaches at their River Oaks property in Columbia SC. The main water line broke leaving my building without water for a whole weekend we were given water jugs and little caesars instead of plumbing. So much water is being wasted and unaccounted for they had to send a "water conservation team" to assist. This team of random men in regular clothes were sent to slide keys into each unit to check toilet flaps and check pipes and would leave a note that they were randomly in your home for an unscheduled non maintenance emergency and multiple times within a week. This is not even half the issues this company has.

AMCS has treated us poorly as tenants who have never given this company issues and always paid our rent on time. AMCS refused to provide adequate habitable conditions for our family and has taken more than 10 days to fix our HVAC system for our apartment. We have a three year old asthmatic child, and it is currently 91 degrees in our unit. Temperatures at this range can cause heat exhaustion or even death ESPECIALLY for young children. The Vice President refused to provide livable conditions for us or any accommodation to ensure our safety. The VP coldly and callously stated that providing two box fans was enough of an accommodation for our family even though the unit is still in a non-habitable condition and the heat is continuing to rise with a 91 degree temperature (Images w/proof provided). We unfortunately are currently still displaced from this situation since our unit isn’t livable to ensure our safety and physical health. AMCS has treated us very inhumanely and act as if they have no regard for human life NOR YOUNG CHILDREN. It’s very disappointing that we were given no solutions and forced to have to find a place to live until this is resolved without the assistance of AMCS. We are currently STILL without habitable living conditions.

It is utterly confusing and saddening that this company is in business. I only dealt with them for a few months when I bought in a condo community in West Ashley that they managed and I would NEVER buy anywhere that they manage again.

Communication can take weeks to months on any issue, that is when responses even happen at all. When you can finally get a hold of them and have a conversation, they will agree to whatever you ask, and then not do it. The only way to have a productive exchange with them is in person, which leaves you thinking something will change or be accomplished, only to discover that business as usual, (a.k.a. nothing) will be accomplished following. They will lie to your face, repeatedly. Owners here felt trapped, taken advantage of, frustrated and angry. The community was being "managed" into the ground. RUN AWAY if you are considering hiring them. I rejoiced with the rest of my community when we began with a new property management company. And what a night and day difference it has been!

*I will say the accounting department was the sole exception. They were helpful, accurate and responsive.*

AS A DISABLED PERSON WITH A DISABLED NIECE WE WAITED SINCE NOVEMBER TO JUST NOW MOVE IN AND NOT ONLY DID WE CONTACT MANAGEMENT AND NOTHING was DONE BUT WE HAD TO MOVE IN A NASTY UNSANITARY UNHEALTHY APARTMENT BUT ON THE 2ND FLOOR. WE WERE TOLD IT WAS CLEANED AND PAINTED AND WE SPECIFICALLY asked for the carpet and pads be removed for health reasons and that wasn't done either. Now I'm sick and my niece is in the hospital and I'm trying to get it cleaned, painted and carpet done so we both don't die in here from all of the germs left behind. But y'all have the audacity to be promoting your business as if its sanitary. Or is it just the black community that has to suffer.
