The new management company, Ambling, at Forest Ridge in Fort Mill is being extremely rude and unprofessional. They recently sent out letters giving some residents a 10-day notice to pay rent or quit. I have an elderly neighbor who's just been discharged from the hospital, and this is not how you treat people. Ambling should've taken the time to understand the existing agreements with the previous management, which was great. I don't understand why the owners changed management companies, as it seems like a step backward. Furthermore, there are reports of maintenance personnel entering homes without permission, which is frightening and has many residents considering moving. To make matters worse, the property manager is unresponsive to emails and our concerns.

I would advise against recommending Magnolia Heights or any Ambling-managed properties due to reported incidents of gang activity, gun violence, and drug-related issues on the premises. The management team has been described as unprofessional, rude, and displaying unacceptable behavior. They steal your rent money after paying every month. Then try to file for an eviction!!! I stayed at one of their properties in Fairburn, GA in 2020-2021 and their turnover rate was soooo high you could never talk to anyone and they knew what was going on. I did not renew my lease in April 2021 after they had stolen rent money I worked HARD to make sure was secured! And now they’re saying I owe money! Do not rent with them EVER!!!

The ambling company should be ashamed of themselves for the deplorable conditions the residents of Salem gardens apartments in Winston Salem are being forced to live under. The neighborhood is crime ridden and the assistant property manager Jalpurnia Transou makes it her business to record fights and creates disharmony amongst the tenants by telling lies and putting them against each other. She talks down to grown adults as well as antagonize them, & if they say something she doesn’t agree with she then enlists authorities help and she presses charges against them. She has issued threats towards the tenants and acts unprofessionally. Yet when we are told to contact regional Ambling staff there is no one answering calls, returning calls or emails.

I stay in one of the apartments they own( terrible by the way) I was told to call the company to complain. When I called I left a message with Ms. Turner and was told she would call or email me at a later date. it's been a week now no one answers the phone. The company along with the apartments under them are TERRIBLE!!!!!!!

This is to one of the most unprofessional management companies ever. This company has made tenants of Lake Forest apartments during the most crucial times of the year, feel stressed and depressed. People already feel loss due to love ones passing away. This company decided to start remodeling during Thanksgiving and now Christmas holidays. The world has been in covid and finally are back to a lil normal lifestyle. People can't even enjoy Christmas with their children because they are having to pack up their homes on a 2 to 3 day notice. Who in their right mind would do this to people? The elderly are struggling with such lil time for notice and help. The manager on the property is not professional and does not take interest for the residence there. Throw this whole management company away. Mr. Russell is rolling around in his grave because this is not the dream he created when he created affordable properties to serve his people and communities.

Description of Complaint:
So I have been living in Avalon Apartments almost 4 years. I established internet service when covid first hit so my children could attend School virtually in 2020. April of 2021 I started having issues with my internet service which caused me to have the technician for the internet company to come out to service each time he came out there was nothing he could do about it and he stated that a new wall fish line needed it to be installed. The technician informed me that it was not the internet company's responsibility that my landlord needed to get an electrician in to replace that wall fish line so when he told me that I contacted my landlord which to this day has not placed a new line. There has been several attempts to get them to come and fix it and no attempt has been successful. I have been now over 1 year without established internet service installed here in the apartment. Every since June of 2021 I have been buying gigs on a Wi-Fi box which has become extremely expensive and I cannot afford it. The last time I contacted the office about 1 month ago I was told that the next time I seen the maintenance man in the street to ask them what was the problem. This has been an ongoing issue I've had to turn down at home jobs & my children have not been effectively able to complete virtual learning because the management refuses to get it done and I don't understand what the problem is. If I could give no stars for the rest of my complaints I would but I'll save those reviews for another date let's start with this one first
