My beautiful sister had passed away in Georgia, I live in Michigan. I needed to sell her house for her estate. These wonderful people made it painless. I had closing papers emailed to me, printed them, had them signed in front of a witness and a notary and I sent the paperwork back to them. I have found three listings they have up that are low equity and great for what us investors call a subject to the existing mortgage sale. When a seller has low equity in a slow market (100 plus days on MLS) often the seller will have to hold the mortgage and stall life plans for months. Ive seen well over a year before... On top of that they will often have to bring their listing down to market and PAY to close their home. That being said I talked to both Amanda and Kyla separately about two different listings. Amanda stated we do not have any owner finance properties for sale! Which showed me she is very unfamiliar with what was being proposed. I can only assume (since Amanda hung up on me) that this team is very unknowledgeable about investor buyers, which translates to poor representation for their sellers. The strategy does involve risk. However, the sentiment of this team is that they will not even entertain such offers. Leaving the seller at a disadvantage to exiting a property timely. I would strongly suggest finding a team that will (((UNBIASEDLY))) and with clear knowledge present non conventional offers to let YOU choose whats best for you.
