These people are so rude. We were only in our rental 7 months. The house had so many issues that never got fixed and they didn’t care. Upon move in the house was absolutely dirty, they saw no issue with it. I had to scrub everything before moving our things in. The two woman do not care about anything. We had a long list of things that needed to be fixed during the initial inspection, nothing ever got fixed and then they decided to charge us for things that we had no control over. We even replaced every toilet seat upon move out as stated in the lease but they still took most of our deposit. We signed papers saying we were getting $875 for them to only change the papers (after us signing them) to only give us $675. We had many water leaks, mold in the attic/air ducts that was just covered up. I could go on and on. Horrible and not worth it.

Update: Another thing to note, yes my dog did mess up the carpet in two places so we hired a company to come out and replace it, paid in full by us. They only had time to replace one room and were planning to come back but ACE contacted us and said we did not need to fix the carpet at all per the owners so we didn’t have them come back out for the other room. Upon move out, ACE charged us for the carpet even after we were told it was okay, the owners were going to redo the carpet anyways. The cleaning company they sent back out was there for 20 mins before sneaking out when I walked upstairs. They act like they did so much for us when in reality they did not. I have photo proof of how dirty it was when we moved in. I don’t even care about the deposit and the money we wasted with these people. I just want others to be aware of the shadiness and lies these people are telling. It’s comical actually how ridiculous these people are. Oh and when it comes to the maintenance yes maybe some things did get fixed but we had to ask for 4 months before they would come fix a problem in the laundry room that led to water flowing into our dryer from the wall hookups making it take 3+ hours to dry a small load. Not to mention again the mold in the attic/air ducts that they just painted over.

-Took months to get anything fixed. It was pretty much hit or miss if they would actually get anything done.
-Terrible customer service. They will inform you that YOUR NEEDS are NOT important.
-Consistently did not follow through with promises. When asked about the status of an issue at the home, they would reply with a rude response.
-Either their communications skills were terrible or they simply did not pay attention to details. They would literally send an email with information/empty promises and if asked about it, they would claim that they "never said that". You can’t take it back…it is literally in your email.

Update, since I received an email reminding me about this review I made years ago….

-Owners planning to rent their home beware. The owner of our rental literally came himself to check on a water leak because he knew the company wan not responsive enough and he was worried. As I am about to rent out my own home, I’m still thinking about how awful the experience was with ace real estate. I’m truly nervous to rent because of them.

-It is interesting how there are many reviews on here mentioning rudeness and unprofessionalism. And the company is replying to negative comments shaming the tenants publicly trying to save face 😆😆. Just letting them have it! Which proves the point of their unprofessionalism.

Thinking back to the treatment of this company is like thinking of old abusive relationship.

There are so many great things we can say about Kathrin! In a few words, she really made this long/tedious process of buying a home into a very easy uncomplicated process for us! She is very accountable and came to us prepared to get us our dream home! Loved that she is very knowledgeable of the industry! We appreciate that she is very responsive and attentive. Updated: At first we were very pleased with the company as our property managers until her husbands air conditioning company (Ace) quoted us $500+ in exaggerated HVAC repairs which we have proof of from other ac repair company that was hired that to do a pull and clean and do complete inspection, for under $200. When called out over conflict of interest and price gouging the response was rude and with ill tone. Often wouldn't inform us of work orders until after receipt. The portal for the homeowners is completely whack. Make sure to ask for emailed copies of everything. Alway have conversations with property managers over email for proof, good thing I did. The links to portal for work orders never worked for me and then they would tell me I was the only one like I was stupid or something.. just email it. What ever reply is left will be snide. I would never recommend this company.

I have been renting for nearly 2 years with ACE since I moved to Fort Stewart from Fort Polk.

This is my second rental property I'm living in and never had an issue with either the Property Managers or getting anyone to come out to fix anything on the property.

We moved out the first Property at the end of my Lease due to my daughter developing Allergies regardless how often I had the carpets professionally cleaned.

I was met with the upmost curtesy and understanding of Mrs. Kinzer and she made the transition to a new rental property very smooth. I have a very busy work schedule and have paid my rent a day late or so, again, nothing but curtesy and professionalism and I was given the time to make the payment without penalty, which I am extremely thankful for.

Once I am in the market to purchase a home ACE will definitely be my first choice to consult.

Lastly I would like to point out that anyone that rents a property, they should read the fine print in its entirety to gain clear understanding of what is being signed. As for my personal experience the contact I signed was explained to me in plain English and very easy to follow and comprehend.

Renters Beware!
This company will not let you walk away with your full deposit. We are a military family and we are in the middle of our PCS across the country. We gave due notice. We followed all procedures to give back our rental. We asked specifically at the move out inspection if everything was good and if we would get our deposit back. She said yes we were good. Then afterwards she said she had gone back into the property and found issues. Since we hadn’t left yet, we offered to come by and fix the small errors and were told “it wasn’t a good time for them”. This was during normal business hours. We had even just turned in the keys and could have easily picked them up and returned them to be able to correct the problems, but she refused. We reached out to the cleaning lady we used and she called ACE twice and left a message to which she did not get a response so that she could come in and fix things. Now, 2 days after our inspections and when we are 3 states away, we are being told that we must pay ACE to hire a cleaner to cover the mistakes. After REFUSING to allow us a chance to fix things, now we have to pay. This looks very shady and dishonest.

Adding to this a day later....cleaner was finally able to get ahold of ACE today (now 3 days after the walk thru and the day we received an actual itemized move out inspection form...Spoiler alert...they don’t allow you to sign anything at the in person inspection) and was told they already hired cleaners on our dime. Kind of shady how they are only answering our cleaners now that the job has been done. This company is dishonest and petty. They are not military friendly and their responses to emails (and even their reviews) show how snarky and nasty they can be. I would never recommend them to anyone. They will wait until you have no way to get back into the house (like when you are in the middle of your PCS) to push their agenda.

Adding that it is now a couple days later. We are still in the middle of moving our family across the country so any contact we have had has been squeezed in between rest stops and hotels. We logged into the ACE portal....well, we tried, but she removed us, so she cut off our official communication and records of any conversations. We can submit a form (to her) contesting the charges, but you know, who is going to care since it’s all Katherin at ACE. So we are now going to go overhead to the BBB and leadership on Hunter and Stewart to warn soldiers of her dishonest policies. It is definitely wrong of this company to take advantage of military families who have to leave within a small window of time. She’s using that against us to go back in and find things that we will have to pay for since she knows we cannot come back to fix them.
