Mice are eating the wall in the closet. The maintenance applied duct tape over a hole when I moved in August. By December, the mice have eaten the wall even bigger. I had to stuff the wall with steel wool to prevent the mice from entering. They do not offer proper pest control. The staff is very unempathetic and do not hold their property owners accountable to their tenants. Today, December 7, 2023, they finally come to fix a hole that I reported on August 22, 2023.

Ace Management is an awesome place to go to if you are looking for an apartment or house to rent.
The owner, Adrienne Whisenant, will go out of her way to work with the tenants. Prices are very reasonable. The owner, along with another staff member, are both Alabama licensed realtors. They are up to date with all the real estate laws and information in Alabama. Ace Management manages homes and apartments in 4 counties so there are alot of homes to choose from.
The office staff is more than happy to help anyway they can. They have a very fast turnaround time, if you need something repaired or addressed. I highly recommend Ace Management & Realty to anyone looking for a home to rent.

Update AGAIN! Still raggedy, still lazy, and down right pathetic. We bought a house and finally moved out. We were on month to month lease..I never signed any lease with them..last thing I signed was for the previous owners and that has been over..these folks still are trying to charge me for not giving 30 days..nope I was on month to month I dont have to give you anything. Then we ask was the rent going to be prorated if we turned keys in on the 2nd..lady said no. Well they lied as usual. When I moved out..my bathroom ceiling still wasnt fixed, my bathtub upstairs still was broken, and there was mold due to the hole in the bathroom ceiling..but they are tryin to charge me. I knew they would pull some mess like this so I have pictures of everything before I left. Dont rent from them. Period.

Update on how they are still horrible- my bathroom roof started leaking..they sent people out to rip the ceiling out bc they couldnt find the leak..thwy also cut 3 holes in walls upstairs..going on almoat 9 months i still have NO ceiling in my bathroom and the holes still in my wall. Dont comment back with your “we didnt know” yes you do..it was reported at the last inspection..ya’ll just cheap, lazy, and down right raggedy. Will not fix any issues..raises the rent every chance they can though. Also, keep proof of payment for the rent. Twice now they have said I havent paid when I paid both times. Oh and good luck getting them to answer the phone.

I have lived in my apartment for a year. In that time I've had a few minor issues. My refrigerator was not working and I had a new one in 24hours. Had a leak and it was addressed by the next day. The office manager is always kind.

I am extremely disappointed with Ace Management & Realty. Despite reporting urgent security concerns about my front door not locking, the maintenance team has failed to address the issue adequately. I reached out on December 11, 2023, and as of December 20, 2023, the problem remains unresolved, putting my family's safety at risk. As a responsible tenant, I expect timely and effective maintenance, especially for security-related matters. This situation reflects poorly on Ace Management & Realty's commitment to tenant satisfaction and safety. I wanted to post a video of myself showing that my door does not lock, but Google does not support video on reviews.

Well my Tenant days here are over with. I stayed off of Torrance apartments and I mean it was my first time renting on my own (moving out of my moms) & I’m young. This management company was very warm welcoming & understanding for any questions I had. Lindsay the office secretary was very polite and professional. John (I’m guessing the actual manager of the property) was also professional, i never really spoken to him mostly Lindsay very sweet. I know Torrance is right off of Bonnell which is a bad area, i never had any issues with my car being vandalized or apartment. Most of the people work on the apartments i lived in & mind their business. I did have a problem with the a/c and hot water which was fixed in no time. Best thing is i didn’t renew a lease i was month to month once my lease term expired which gave me flexibility to move whenever, loved it. Now July 2023 they had sold the property to karma MANAGEMENT which was a smooth process for me as a tenant. Now before closing on the property with the new owners my a/c went out, and they handled that so professionally, the gave me a portable a/c and the maintenance team hooked everything up until the a/c company came out to replace my unit. They gave my apartment a brand new HVAV unit outside and A/c unit inside (which the old one was from 1980) anywho, fabulous replacement. As my lease was coming to an end in February 2023 they need increase an extra $25 which was fine no biggy. They made sure we had contact information for the new owners. and I mean they took care of me. Now the area is getting pretty bad, there’s a murder investigation going on with one of the tenets (which this situation happen under the new owners) but bonnell & Torrance is not an area to be in at the moment. Their apartments I stay in on Torrance was great. Love it. Hope someone takes liking in this review. And please ask me questions for people who are looking I’m happy to ask if i have the answers.

I was referred here and I had seen a home that I liked and came in to talk to the manager. I paid a deposit and made and appointment when I came in on my day, they seemed frazzled and not ready for me. The lady was leaving. I asked to see the property, when I went inside it was advertised as 2 bedroom, 2 baths with carpet in both rooms. Only one bathroom, carpet in one room. There was old food in the dishwasher and chunks of brown frozen food in the freezer. I mean that's gross. I went back and told them I didn't like it.also I didn't like sharing a single closet with everyone because there was only one to share between the rooms. The eyebrow lady flicked her hand at me in a gesture to shut me up she was rude and angry at me for not wanting the apartment. So I guess I'm supposed to accept something I don't want. So she goes and tells on me to her manager I guess. I ask her manager if there is any other rentals and she says look on the website and I say we did and we saw one we wanted to see but then she switches up says that right now they are looking at said website to see if any are ready. Claims she would call me back yesterday after lunch to set something up. She never called. Very unprofessional,the crazy eyebrow lady took something personal for nothing. If I don't want to rent a place it is my choice. But be more professional and understanding, look for another option for me. I mean isn't that what you do there I guess I dodged a bullet here reading all the reviews though. I would've been a good paying tenant. Their loss.
