This HOA management company is basically useless. They have no concern on managing our budget in a way that benefits our neighborhood. Landscaping more than tripled year to year when the area for landscape remained the same. None of the rules and regulations are enforced in our neighborhood. they allow nonmembers in our pool and common areas leading to people sitting at the pool smoking weed, having sex, and processing drug deals. They’ll approve infrastructure changes to your house for some people and someone doing same thing will get denied.

We live in a subdivision managed by EREM (Wynwood off Winchester). Several of the community members have sent emails to complain about issues; however, no one from EREM responds to anyone. We pay HOA fees but there is absolutely zero response or action by EREM. Pathetic.

EREM managing 5 th Season neighborhood. That is in Madison, AL , off Shelton Road .
EREM staff is … half of them should be fired! Specifically Ashley, being rude when communicating the house owners, ignorant to their complains , dismissing their proofs and evidence , she is specifically assigned supervise 5th Season community . Their front desk ladies are kind and responsive . EREM should be working for communities and the owners, not against them . Ashley and 5th season neighborhood work against owners , often being a police and extremely unhelpful. The business sees neighborhoods as paychecks , not being helpful , often cherry picking on residents forcing fines . 5th season HOA board members avoid at all costs AUDIT , it hasn’t been done for at least 11 years, EREM ok with that , as long as they get paid . The neighborhood is on huge financial deficit , EREm does not ask questions , but advises to fine the owners and go after those who speak out .
The neighborhood has no signs for “ no trespassing” or “ no littering “ you find poopy diapers and fast food trash on the middle of the road , no actions taken by HOA or the EREm as the management company . The EREm and HOA are fast to sue and fine the owners than taking care of real issues —- RODENS !! EREM and HOA care about color mismatch on a single trim, than care about rain flooding issues or poorly maintained public grounds HOA is responsible for . We had issues with people walking near windows flashing lights , scared my kids . EREM said “ not our problem , call the police “ . The grass up to the knees, the pool opened later when anywhere else , 1973 condos owners pay $300!!! PER MONTH!! For EREM and HOA do the huge disservice to the owners . HOA mainly to blame, EREM there is faithful “police” That’s right, they get paid for it. The ERem don’t fight for home owners but loyal to dishonest and shady HOA s , in fact , you will get a letter from EREM that “it is a privilege to live in HOA community “ .

Requested repairs for windows have been outstanding since 2014, requested repairs for door frame has been outstanding since March of 2022, dues are extremely high ranging from $150 to $350 per month and occupants have done their own work due to the neglect. They don’t even complete the promised yearly pest control.

I used to have a negative viewpoint on this company, but they have been extremely responsive to me and I have had no issues with getting ahold of them. When I sent an email letting them know my gutters were no longer attached to my roof they sent someone out the very next day to fix them. The people who I have spoken with have always been super friendly as well

This is definitely the most professional and hospitable business out there! Clientele always comes first. The world couldn’t ask for anyone kinder and more easygoing than Brad and Cherie, and I am forever grateful to know them!! Best by far.
