Val, the maintenance coordinator was very helpful and sent an air conditioner vendor out on a weekend to fix my unit. That was awesome! A lot of times, certain management companies will make you wait until the following business day to keep from paying more. She is very kind and helpful!

Just save yourself the hassle. If you are looking to rent, they treat good tenants like trash and harass them to no end but if you don't pay your rent or take care of the property you can probably live 6 to 8 months for free. If you are a property owner and value your property, look elsewhere for a property manager because Pure doesn't care. They don't return calls or emails and they ignore your concerns. If I could give negative stars I would.

Vendors Beware!!

I’m going to get straight to the point. Pure Property Management operates under a 30-day net when it comes to payments. In the contract it states payments could be received between 5-30 days. Never expect the lesser, if anything, expect greater than the 30 days.

We worked in the Birmingham, Montgomery, Tuscaloosa and Huntsville Alabama areas. Within 30 days we billed out over 10k worth of invoices. From the beginning we were given vague information on when to expect our 1st payment from our point of contact Val. We were told you should expect something on the next billing cycle. NOTHING was clear on when to expect a payment.

It wasn’t until we were approaching 30 days on the invoices that we were able to speak with Jami in the Birmingham office, she informed us that payments depend on if the owner has money in their account to cover the invoice IF NOT they would have to wait until the resident paid their rent and then we would get paid.

( **SIDE NOTE. You have to give an estimate for EVERYTHING. There is no NTE (Not to exceed) amount on no work orders. A lot of the work could have been done the same day but we had to wait days if not weeks for approval. For example a hot water heater burst in the tenants home and they had to sit with no hot water for 10 days because we were waiting on an approval.)

If we would have known that this is how they operated we would have NEVER signed on to become a vendor. When an estimate is approved by the company, we expect that company to pay that invoice on behalf of their client. That company should get their money from their client.

Now fast forward, we have gotten most of our invoices paid but it has been like pulling teeth. There is now another manager over the Huntsville, Tuscaloosa and Montgomery area and she (Michelle) is stalling on paying an invoice that is now over 45 days past due.

We rented a house for 2 years. Communication was awful with AHI/Pure Properties. When we moved out they nickeled and dimed us until we got less than $200 back from our deposit. The house was spotless. The toilet started to run as we were moving and they charged us $ hundreds to fix. We left the key under the mat on moving day because the homeowner had decided to sell the house and he lived out our way. We had 2 pets die within 3 weeks and they wouldn't remove the monthly pet charges. My son moved out and they wouldn't take the monthly charge off for him either. They charged us for that. They charge you for everything. Be aware of all the charges. Rent from Pugh Group or Alabama Property Management, both great to work with.

Application process was a breeze. Less than a week between application submission and approval. Helena Barrios was easy to work with and very helpful throughout the whole process. Would definitely recommend this company to others.
