As a parent, I feel compelled to share my son's deeply troubling experience with this property management company. What should have been an exciting time for a young adult moving into a new apartment turned into a stressful and disappointing ordeal due to the following:

1. Lease Inconsistencies: The company provided a lease with contradictory terms, setting the security deposit due date well after the move-in date.

2. Sudden Demands: Despite having a signed lease, they unexpectedly demanded the security deposit within 24 hours of signing.

3. Unprofessional Behavior: When my son couldn't immediately comply with their last-minute demand, they made inappropriate comments questioning his financial capability.

4. Threats: They threatened to withhold keys unless he paid the deposit early, disregarding the terms of the lease they had just signed.

5. Poor Conflict Resolution: When my son attempted to resolve the situation amicably, offering to pay earlier than the lease required, they became unresponsive and difficult to reach.

As a parent, it was distressing to see my son treated this way by supposed professionals. Their conduct appeared to violate the terms of their own lease agreement and showed a concerning lack of integrity.

While we chose not to pursue legal action, I feel it's important to warn other parents and young adults about our experience. I would strongly advise potential tenants, especially first-time renters, to be extremely cautious when dealing with this company.

This unfortunate situation has resulted in my son seeking housing elsewhere. I hope this review helps other families avoid similar stress and disappointment.

Loose Leaf Properties has made it possible to properly screen tenants. Private homeowners can no longer verify employment themselves.

Loose Leaf takes care of advertising, lease preparation, and walks through the property every six months. They track expenses and send us income checks in a timely manner.

They provide resources for repairs and maintenance, and work with me when I select specific tradespeople. On occasion, I have rejected bids from repair people they initially recommended, because I felt they were inflated.

Loose Leaf staff are personable, courteous and professional. They work with me to coordinate repair activities effectively.

I wouldn't hesitate to recommend them to a friend.

During a recent incident where tenants absconded without paying, the team at Loose Leaf Management provided invaluable assistance at every stage. They aided in document preparation, offered guidance on filing small claims court procedures, and even accompanied me to the trial, where Jose eloquently presented our case. Furthermore, they facilitated the serving and delivery of court documents. Currently, they are assisting in the process of hiring a debt collector to recover the owed funds.

UPDATE -If I could give you negative stars, I would. I will be in touch with the Better Business Bureau. Now my interactions with this company are MUCH more personal so even more reason for the 1 star.

How can you say my account is fake? Go ahead and give me a phone call. I just called you and left a voicemail so now you have my number. How unprofessional are you? I also posted on Yelp where I have 30+ reviews.

Loose Leaf Properties is using unprofessional behavior to try and silence a tenant' over a lease agreement dispute which was caused by "a typo" on the part of the Rental Properties and acknowledged by that Rental Properties via shared text messages. When the the upcoming tenant stood his ground that the lease was legally binding and so it was his right to pay the deposit by the stated date, the leasing agent questioned the tenant's financial capacity to pay rent and then Loose Leaf Properties revoked the tenant's lease because the tenant communicated he knew his rights that the document signed by both parties was contractually binding. This is unacceptable, aggressive behavior which shows the little extent to which LLP values resident rights.

I am the sister-in-law of this soon-to-be tenant, so I know of the issue personally. I am also really shocked to know that the response to his original Google Review was to give disparaging "advice" to him about "how the real world works" rather than owning up to the errors made on your side.

Hmm.. Doesn't it seem like maybe LLP needs to do the same thing, and acknowledge how the real world works with an apology?

I am incredibly disappointed with this customer relations team you have on staff, and I will make sure to spread the word that everyone I know in the bay area should avoid Loose Lead Properties.

Loose Leaf Properties are great! Jose is very responsive. Whenever any issue comes up, he takes care of it and puts my mind at ease. I have found all of the staff to be really positive, friendly, and helpful. They quickly found us great tenants that signed a 2 year lease and for the price we were asking. I love having all the paperwork taken care of. At the beginning of each month I get a notification from the app letting me know that the rent money is on its way to my bank account and at the end of the year they provide a statement to help with getting taxes done. Also, love the flat fee!

This company DOES NOT honor their SIGNED lease agreements.

I have seen screenshot evidence of them asking a tenant who had signed a lease to go back on that lease and pay them a deposit PRIOR (by multiple weeks) to the date specified on the lease. When they declined (responsibly and reasonably) saying they would pay when it was specified that they should in the document that BOTH parties had SIGNED - they responded by literally bullying them AND their mother over text/message board (of which I have also seen screenshot evidence). These people are disgusting and must be complete amateurs, there's no other way to explain how such a cut and dry situation can be so inappropriately handled. I'd be very very wary of working with them if you are an owner or a tenant. By the way, if you are interested in the evidence yourself, just look through these reviews - if you can't see it then they have had it taken down.

TLDR: Owners and Tenants STAY AWAY - there are so many other places to live in this area, don't make the mistake of picking this one.

I’m a client of LooseLeaf for over 2 years now. They are managing my property in San Jose, California. Jose from LooseLeaf is an awesome person to work with! He is courteous,, resourceful, responsive and above all trustworthy! He and the staff has been on top of things and proactive in communication regarding repairs, lease renewals, tax documents etc. Initially Jose also helped us to find contractors for getting the property ready for rent. Since then we don’t have a day of vacancy (except a week here and there between tenants). Looking forward to continue working with them and waiting for them to expand their services to Sacramento area so can get their help with my property there as well 🙂
