As a Landlord, DO NOT use this company. Completely Incompetent staff unable to track issues or find resolutions in a timely manner. They inspected the property before we repainted and fixed all issue of previous tenant, then after we fixed it they sent us the old photos and said we needed to schedule their team to go fix it. Even put fake dates on the inspection report with the old photos and all we got was an apology when we caught them lying. Took weeks to schedule and reschedule flea treatments (I finally called Orkin and had it done in a single day), weeks for second initial inspection since the first was falsified by them. Did not manage yard after email request and confirmation leading to ALL grass dying over the summer and vines overgrowing and damaging wood deck. 5 months property sat empty. Charged $220 for work that was not accomplished. Charged $550 to wetvac 1400 sq/ft of carpet and was told I was being charged for 2500 sq ft. The rest of the home is Stone tile and hardwood... Charged $87 to post 2 photos to Zillow that I took myself. This cost me about 18k (including missed rent) this Summer for doing nothing but Posted ads on Zillow (Which will only cost you $10/month if you do it yourself). Never received request Garage Door Openers.
Pick any other company to give your money to. This isn't a spiteful review, this is me not wanting others like myself to get financially crushed by a predatory company.

Evernest took over from my old landlord and became the new owners of the house . Rent went up once they took over and I could no longer stay there . When I started renting the house from the old landlord the house had some damages and also the carpet wasn’t as pleasant but it was convenient for me and my situation. I made sure to video record / take pictures of EVERYTHING. After it was time to move I cleaned the whole house nothing left behind . My mother stayed right next door so Evernest hired some people to renovate which was great because the house needed it ! The downfall is the ppl who were renovating were having parties / staying over night . When it was time for evernest to send my deposit they only sent me some of it and I was wondering why and when I spoke to the lady she said it’s because I left stuff behind. They argued me up and down on this she even was switching up her words on the phone saying the pictures of “my things” left behind were taken TWO days after I moved . Again I had carpet the pictures they sent me with things left behind had hardwood floor , the garage was newly painted and so was the door! At this point I had to fight to get my money back and so finally they ended up sending me the rest of my money! I say all this to say make sure you take PICTURES/VIDEOS of everything when moving in! If you don’t have proof they will keep your money and you will have to fight fight fight and argue them up and down . Horrible experience for sure

Let me begin by saying that these 5-star reviews that I'm seeing have to by manipulated. We rented a BRAND NEW home from 4/20/22-4/20/23. We should have paid attention to the red flags which started at lease signing! After some shady communication with signing the lease and paying the damage deposit and pet fees, they miscalculated our online account balance. It took several weeks to get this fixed. Then there was a lack of communication with obtaining the keys to the property including the garage door opener and mail keys (had to wait almost 2 weeks to get the mailbox keys).
Then, in August, our air conditioning unit froze over (after putting in the cheap air filters that they supply to you as part of the MANDATORY $39.95 per month resident package-which were continually charged for without fail monthly, but received 3 air filters over the course of our year lease!). We submitted a maintenance request on 8/10. CRICKETS!! As our home rose to 86 degrees in the 95+ degree Alabama heat. It wasn't until I contacted the builder of the home (LENNAR) that the problem was remedied- 2 weeks later!!! This was only after having spent a night in a hotel and buying a $300 portable air conditioning unit to provide SOME relief.
Let's continue shall we......then in October the built in microwave stopped working. Again, we submitted several maintenance requests only to have a guy come out, visually inspect the microwave and confirm that it no longer worked. Then, it was run around emails claiming that the owner had to APPROVE the repairs....then silence, no further communication. Either the owners of the property either don't care how Evernest is handling business or they are not aware of it, but clearly this company does not have the best interest of the owner's investment in mind.
Then to top it all off, they have yet to return our damage deposit, claiming bogus expenses and late fees for rent charged AFTER our lease was up. I do not have the words to properly describe how incapable this company is. INVESTORS AND RENTORS BEWARE!!!! We cannot stress enough, do not rent or use this company! If you ignore all of the warning reviews, DOCUMENT EVERYTHING!! This includes pictures of the number of keys you get for the property. We were charged a $180 "lock re-key" fee for replacing the locks because they claimed we didn't return both sets of keys, which we were only given one set at move -in!

Fernando was very nice when I was able to finally speak with him. I left multiple voicemails over the course of 4 days with no responses. The system that is set up is very fishy, I was approved for a condo that multiple other people were also approved for according to the email I received. I was instructed to bring a very large despite to a "safe box" of sorts in downtown Huntsville to potentially lease the condo since there was many other people approved for the same place. I opted not to move forward with the leasing process because I was not comfortable leaving a large deposit in a box with no receipt of the transaction. The process of leasing with the company is not handled well.

Just some feedback on our suppose to be viewing. The issue was I had trouble getting the code for the lock box. I tried getting in contact while I was there to see what I was doing wrong but I didn't get a response back for quite some time and we were already gone. I've been corresponding with Fernando and he has been very helpful. I'm not the only one that has issues with the lock box he said. The only problem with the property on outside is there's big tree limbs broken ,the grass was almost as tall as I am . The privacy fence is rotted and had blown down also.
Fernando said that he appreciated the feedback and would get all of that fixed and cleaned up and that we could schedule another viewing.
So we would definitely like to make another appointment after the outside has been taken care of.

We just moved into our first Evernest property and so far I can say that the process has been really great. We had a few items in the house that weren't fully installed by the company that renovated the house and they were out within a week and did an excellent job of fixing what didn't get done before we moved in. The office staff are really nice and friendly, though I wish phone communication with them was easier. They respond to emails fairly swiftly though, which is nice.
Overall I'd give Evernest 4.5|5 ☆
They have beautiful properties all over the area. Their maintenance process is easy and straightforward. The people at the office are always willing to help if they can.

Fernando was great! He responded to my issue in a timely manner. I give him the 5 star not the property management. I called numerous times, left a voicemail and no one responded back. It was during normal business hours! However I texted a number about the issue and got a response back in a timely fashion. Thank you Fernando.
