Disappointing, won’t stand behind their work and leaving me a house with issues. First warranty guy was great and kept telling me they will fix everything. However 3 appointments later no one ever shows up to fix it. Now there is a new warranty person telling me everything is fine and they won’t fix the floor. No the floor shouldn’t be bubbled and sink when you step on it, and yes over time the lvp will crack but hey I guess when that does happens it’s outside of the 1 year warranty so not Davidson’s issue. Pathetic cheap skates. Go some where else to get a house.

Teonda was amazing from the beginning to the end. Always responsive to calls and emails. She’s definitely a keeper. Scott was so nice and accommodating. Leisha was so helpful with explaining how all the appliance work, showing us the turn off values, going over the home and noting imperfections with blue tape. He got the job done and we are very happy. What a great crew!

I would like to preface this saying that I have been happy with my Davidson Home up until this moment. However I had an emergency happen this weekend. Me and my fiance were hosting a house warming party with over 30 guests and the toilets would not flush and were holding water. Obviously I treated this as an emergency situation because it was not just one toilet and I was worried that the sewage system would back up into the house. So I looked on the website and it said to call the emergency service number located inside the electric panel in the garage. There is not an emergency service number located inside the panel in my garage. So after doing some digging my fiance located the emergency number in the Davidson Homes app. I called that number and nobody answered. This being an emergency I didn't know what else to do and felt I had no choice but to call an emergency plumber that I found on google. They answered and immediately sent someone out. The plumber said it was a hardware issue and was able to provide a temporary fix but said I would still need to submit a warranty claim to fully resolve the issue. So first thing Monday I submitted a warranty claim and asked to be reimbursed for the emergency expense. Davidson Homes said they would not reimburse me because they have a 24/7 number to call for issues like this that is not the same as the emergency service number that was found on the app. They pointed out that I signed and agreed to these procedures during my walk through. While this is true, Davidson installed a faulty part, failed to post the emergency numbers in my electric panel, and the one emergency service number that I was able to find did not answer. I have lived in this house for less than two months and I am out over three hundred dollars because of Davidson Homes incompetency. I also am still unable to find the 24/7 number on any of the original paperwork provided and I don't how I was expected to quickly find this number in the event of an emergency while all of my family and friends were at my house. I didn't follow the proper procedures so that's fine I'll incur the expense, but I don't know why it was so complicated to follow them in the first place. I also don't see the difference between paying the emergency plumber that answered as opposed to the one that didn't answer. This experience has soured what is supposed to be an exciting moment in mine and my fiances life and I am obviously unhappy.

I'm updating my review from 5 stars to 1 star. We've had a warranty request open with Davidson since February 2023. The issue has not been resolved and now the warranty team has gone zero contact. Very disappointed.

I'll leave my original review which was given for a $250 credit on closing costs:

We have had an amazing experience with Davidson Homes buying a new construction home. No stress on competing offers. They had a great floor plan for our family and we just finished our design center consultation. Looking forward to moving in when it's finished.

I have been waiting on drainage to be fix since 2019. We only moved in Sept 2018. It took almost 2 years to get most warranty items completed and most not fixed correctly. Most of the items that were fixed I had to contact the vender myself. However the problem with the drainage hasn’t even been attempted. The front and back yard floods every time it rains. Now after almost 2 yrs of Davidson reps saying additional drains would be added I am left with well there is no standing water. We will put sand on the low spots. This will fix nothing and they know that. They saw the standing water in 2019 and 2020 and 2021. They saw the videos and watched it flood. Davidson reps saying yes it is bad, we are going to fix it. They will have it fixed it two weeks. Then the excuses came. We cant find any drain boxes. Landscaper is backed up. Its been raining a lot etc. After 2 yrs has the drainage fixed itself? This was promised to be fixed with adequate drainage pipes now they are looking for a way out. Beware if you buy from them, they do not stand by their word.

Updating my final review of Davidson Homes despite their attempt to have me sign a disclosure that I will no longer say anything negative about their company since they fixed the issues. This paper also stated that since they are committed to excellent customer service that they would cover "cosmetic" items not normally covered. It should be very clearly stated that the items were not cosmetic and actually a manufacturing defect that never should have been approved by their supers. After nearly 10 months of owning the house, our 60 day warranty items are finally resolved. Summary of issues that are now fixed --leaking chimney that caused severe damage upstairs and downstairs (took 7 months to be tarp free), water intrusion in the garage (claimed to not be considered a defect despite not being present in any other homes), cracked/misaligned window/door casings, manufacturer defect on marble vanity top that was supposed to be replaced before move in (attempted to not cover because it's "cosmetic").

My biggest frustration with them still reigns true despite the thorough completion by Chris Thompson--the amount of time and effort it took to get these things resolved is excessive and shouldn't have been necessary. The (majority of) representatives within Davidson have been friendly throughout the process including Ana Siersma, Chris Thompson, and Chad Vader. Although their production manager could use some people skills and learn to accept that in an instance such as this, the customer has every right to complain without being argued with; or without being met with rebuttals or attempted justification for all the issues or an attempt to silence their right to review. The good news for new homebuyers is that there are new managers in all departments and they will likely never need to personally interact with the production manager, but this unfortunately didn't make it any easier for all of the existing homeowners and I won't personally be able to speak on that. It may seem like I'm holding a grudge or I keep bringing up issues they fixed, and truthfully I should be allowed given the severe damage, unusability of our living spaces, and headache caused with the excessive timeline of repairs; but it's not just us with issues, I have yet to speak to a neighbor who has not had major frustrations with Davidson. So yes, I am happy that our issues are fixed, but there's no way to get rid of the bitter taste given the disaster that we were presented. However, according to a particular production manager and management who presented what can only be described as a non-disclosure since Davidson agreed to fix issues not ordinarily covered under warranty, the repairs are made so I should stop complaining. And yes, everyone has apologized profusely (some with "buts" attached to it) but that didn't change the outcome. And doesn't eliminate snarky comments such as "this is why you have a home warranty" or "you wouldn't have been able to close on time if these were identified before". Difference is, if we didn't close on time, it's not me, the customer, losing money having to pay a mortgage, it's Davidson.

The one thing that has been brought up multiple times (including our final meeting) that is one of my biggest annoyances is that we signed off on a preclose walkthrough stating there weren't the issues we're now pointing out. Our options on walkthrough were to accept that they're saying the work they did was satisfactory or not close on time. There was no in between, compromise, or room to question their work. It's not a good business practice to put homeowners in that situation and it's also worse that no one's really owned up to knowing/acknowledging that is an area of improvement and would rather argue the point. Maybe I have too high of standards coming from Florida where you don't have to choose the best of the worst which is what Huntsville/Madison is (not just me who has these sentiments, I promise). I hope that we can now enjoy owning this home because I really do l love our floorplan.
