Leaving a review for cornerstone because they have done such a bad job at Villa fifty 2 in Phoenix they had to turn off the reviews for the property. Homeless drug infested community. Sewage is often overflowing from a unit and left for days. Stephanie the regional manager is always promising someone from maintenance will be by, and no one ever shows up. Stephanie had bait and switched me with pricing twice telling me I owe x amount and then 5 days later hitting me up for more without explanation. In ten years of renting I’ve never had such a bad experience. At first I blamed the owners because that is who Stephanie told me to blame now I blame her as she never does anything to own and correct her mistakes.

If I could give this company less than one star, I would. Since taking over Plaza Osborn, our apartment complex in South Scottsdale 24 days ago, the only thing they’ve managed to do is screw over all of the tenants living here. The previous landlords/owners were amazing and carefully hand-selected each of the residents who have now become friends and family. The new owners (Tony Tosta Coelho and Linda McBride) along with Cornerstone Property Services have done a great job at making us all feel unwelcome and clearly are anxious to get us to move out. Anyone whose lease was nearing its end received an eviction letter via certified mail, so that they can turn our complex into corporate business rental suites. It seems they can put the effort into sending eviction notices to the residents, but can’t take the time or effort to come clean/maintain/service our pool, take out our recycling, or simply clean the common areas, all of which are duties outlined in our leases as being the responsibility of the landlord. So I suppose their method to urge other tenants to move out of the complex is to simply just ignore all of their responsibilities and neglect the owner’s new investment. The pool is yet to be cleaned or serviced since they’ve taken over and we’ve now received a Maricopa County permit violation as their permits have expired so we can no longer use the pool until they decide they want to pay for the permit application, on top of the pool being out of ‘green pool’ compliance. They’ve ignored their responsibility to take out or recycling bins since the purchase of our community. Many of the residents here have attempted making contact with the mgmt company and it’s rare that we hear back. Their website says they’re “commitment focuses on you and your needs” and “commits to respond to all service requests within a 24 hour period.” Well, we NEED you to RESPOND to us so that we can have our property maintained. In general, it would even be nice just to know what’s going on. I can only hope that they continue to neglect the property and ignore their duties to the point of breaching our lease contracts so that the residents can jointly pursue legal action against the owners and property mgmt company. If you’re looking to stay at Plaza Osborn or use this company for your property mgmt, please consider elsewhere.

Poor quality management. They refused to clean up human Biohazardous waste on the property and refuse to inform me of their agent for service if legal process

I am sure that there are some very good property managers that work for Cornerstone Properties, Inc. but Karla Sanders is not one of them.
I have called to have one of the owners contact me to help us in our time of need being over run by trash but they will not respond.
Since February 2020 Colony Camelback has asked Cornerstone Properties, Inc. for assistance. Karla Sanders property manager from Cornerstone Properties, INC is accusing City of Scottsdale of failure to pick up the trash at our location for about a month. Karla Sanders said on 3-11-2020 that she hired a handyman to clean up the mess and our HOA will be billed accordingly. Quite curious is how the handyman has cleaned up in the rain, no place to place the trash-dumpsters are full, nor did he haul it to the dump for proper disposal.
Karla Sanders solution is to send out hate letters to certain key homeowners with the CC&Rs section 18.6 Nuisances highlighted in bold print. Homeowners whose Amazon Prime and USPS boxes and mailers that are on the ground did not receive the letter. In my letter, Karla Sanders states, "we are requesting that you bring your property into compliance immediately, but no later than two (2) weeks from the date of this letter".
I have provided a written response that I am elderly and I will not be picking up trash from 98 condo's and trying to figure out where to place the trash since we have not had trash pick-up since before February 25, 2020. However, we as a community are being charged by Karla Sanders/Cornerstone Property with trash collection by the City of Scottsdale and Karla Sanders "handyman".
Now, Karla Sanders states that I am in violation for not bringing the property into compliance.
This is a long-standing problem with Karla Sanders who last year accused me of not paying my HOA monthly assessments and HOA yearly insurance payment for several years. As it turns out my HOA monthly assessment and insurance payment was being credited to another homeowner. I was to have received a certified letter exonerating me, but Karla Sanders community manager does not want to show that she made a mistake to the Board at Colony Camelback.

Thank goodness for the City of Scottsdale Commercial Manager who has taken upon himself to help me with my quest of getting the trash pickup today (3-12-2020).

This review is for The Quins who is managed by Cornerstone Properties. I recently moved into #51 and, unfortunately, my experience has been extremely disappointing. On the first day, I discovered several leaks coming from the second floor. The Quins arranged for remediation work immediately, which involved creating multiple drywall holes and setting up three commercial machines that used my electricity for a week.

This process blew dust and debris all over my apartment, likely triggering an allergic reaction that required a doctor's note to justify my temporary relocation. Despite the clear urgency of the situation, The Quins was reluctant to assist with proper relocation. They only offered to move me into a vacant unit temporarily, which involved moving just my bed, rather than providing a more suitable accommodation like a motel or hotel.

Despite these significant inconveniences, The Quin's management has refused to compensate me for the ordeal of living in such conditions for a week. Additionally, they are dragging their feet in reimbursing me for the electricity consumed by the remediation machines. This experience has been highly unprofessional and frustrating, and I cannot recommend these The Quins based on my experience.

I just moved into apartments 18 on eighteen managed by Cornerstone and am very happy with everything. Once I got my keys I let the property manager know that I had some concerns about bugs and they sent out pest control right away. I haven’t had any pest issues since. I also had a small leak in the bathroom and they sent out maintenance the next day and got it fixed. I’m not sure if something has changed from the previous reviews but my experience has been extremely positive with this management group. They are quick to respond to emails and take care of maintenance issues.

Cornerstone took over managing Via 21 back in May and resident services have declined since then. We are on our 5th property manager now and the changes are never communicated.

Our hot tub has been broken for over 6 months. I have requested to have it fixed over the months. They have yet to give a reason why it's not being fixed in a timely manner. I have sent an email requesting to get this fixed and called the Cornerstone office, and I didn’t receive a response.

Since Cornerstone has taken over, our amenity fee has increased by 80%. Yet no new amenities have been added, and all of our current amenities aren’t being properly maintained. We do not have that many amenities as is, so it is very frustrating not knowing where all of this fee is going.

Via 21 is a nice property. Cornerstone is a terrible property management company.
