I'm a renter and southwest equity partners is the management. I had a problem and Natasha the property manager addressed it right away. They are great to the renters. They look after us and go above and beyond to try and satisfy their renters. I have lived here over 3 years now and I'm very happy with the management. Thank you Natasha and everyone that works here. I appreciate that you fix issues we bring up within a timely manner and care for your renters.

When I first moved into one of Southwest Equity Partners' properties, the management team appeared professional, and the experience began smoothly. However, over time, there were noticeable issues with communication and organization.

-Initial Experience: Initially, the property management team was responsive, and the phone receptionist was courteous and helpful. However, as time progressed, I encountered inconsistencies in communication, with the receptionist's professionalism seeming to decline. After several months, my final interaction was notably more professional, which suggests some improvement or a change in personnel handling calls.

-Pest Issues & Maintenance Requests: Upon moving in, the unit had pest-related issues, including roaches, and several maintenance problems. Despite multiple requests for repairs, some issues were not fully addressed, leading to extended periods of incomplete work. While attempts were made to resolve the issues, some remained unresolved for an extended period, affecting the overall living conditions.

-Maintenance Delays: I was informed that maintenance requests in my area may take longer due to the location in North County. This explanation raised concerns, as it did not seem to provide a satisfactory justification for the delays.

-Noise Issues: Noise disturbances were a consistent issue during my tenancy. After submitting my 30-day notice, I was offered the option to move to another unit. However, this did not address the primary concern of excessive noise within the complex. It was unclear why relocation would resolve the problem when the overall noise levels in the complex remained an issue.

-Fee Concerns: I was required to pay an administrative fee each month, which was an additional cost. Additionally, there was a convenience fee for paying rent and utilities online. I wish the administrative fee had not been charged, and I would have preferred a different online payment system that didn't include the convenience fee but still allowed for online payments.

-While some interactions were positive, particularly the final communication, the overall experience with Southwest Equity Partners lacked consistency and clarity in communication and service delivery.

Chapman Place was the worst living experience I have had. Charged me over $300 on move out to "patch and paint" nothing more than small nail holes for picture frames. They waited until 3 days before my lease was up with no advanced notice to come inspect and I was out of town so unable to be present at the walk through. When I transferred to a bigger unit, I was quoted a price that was $500 less than what was advertised and ended up paying the higher price. They also assigned me a storage unit that belonged to somebody else and gave me 1 hour notice to move my belonging to a different unit. When I arrived, the other tenant's movers had already left my things outside. Very shady practices and employees that do not pay attention. I would proceed with caution.

My most recent maintenance request was the sink would not drain, I filed a request and Martin with Southwest called me within 10 minutes to find a time to fix it. He fixed it with no issue and also cleaned my sink as a nice gesture. Very happy with the service and how it happened in a timely manner. Thank you!

Whenever service requests are put in, the maintenance technicians are always quick and are very kind and knowledgeable.

I'm in south Oceanside - renting from Southwest Equity Partners. I leased two months ago and the application/move-in process was a breeze. The leasing manager, Jocelyn and every staff member I encountered was very professional.
Moving is very stressful; I don't know what I did to deserve a smooth process, but I am very thankful. And I'm glad I didn't read the bad reviews. As far as move out charges, the trend seems to be in the owner's favor that it's okay for previous tenants to cover the cost for the unit to be returned to move-in condition. I read a law about that. It is apparently the price of renting . . . but, I'm not thinking about that rn because I'm too distracted with living at my beach cottage! Thank you, SEP.
