This is a NON-GATED community!

The developer does not prioritize resident safety. I have lived here for almost two years, and many residents have reported safety concerns to the HOA. However, the HOA claims it is the developer’s responsibility to build a proper gate. The current gate allows unrestricted access, and security personnel do not check visitors at all. To make matters worse, we recently discovered a few hidden cameras tucked away in park corners—this is alarming. It makes no sense that we pay over $500 in HOA fees each month for such inadequate security.

My content has nearly 35M views, I keep track of my reviews; don't bother trying to delete it, it'll show up again.

They spread a bunch of toxic soil dust during construction in the surrounding neighborhoods, thanks. They also did a lot of construction in the dead of night so basically everyone would be sleeping and unable to report the contaminated soil bring spread around. Those signs that said to report any dust from the construction site are somewhat pointless when nearly everyone is sleeping during their overnight operations.

I've lived here for decades. The construction displaced a HUGE quantity of wildlife. I've never seen so many skunks, raccoons, possums, and coyotes roam the neighborhoods before; during construction, I also heard a huge quantity of cats in the neighborhood get torn apart by the coyotes, their terrifying last screams in the dead of night were horrible to listen to; they were not cat fights or cats getting it on, they were their last sounds of life.

Anyone looking to buy a house here should be mentally prepared for strangers wandering around your home. Just this month, there was a serious incident where a camera was found in the greenbelt! The $500 monthly HOA fee is a complete waste of money because the security guards are incredibly irresponsible. I’ve personally seen multiple times when the guard was absent, and unfamiliar vehicles drove straight in because a resident happened to be coming home and the gate opened automatically.

I’ve been living here since this community was still under development, and I’ve reported safety concerns to the HOA countless times, but nothing has changed!

On top of that, the dog waste bins are now only emptied once a week, and there’s a terrible stench every time you pass by them.

Is this the kind of experience you’d expect from a luxury community?

The builder does not care about your safety nor does the HOA. They will try and trick you and say the community is gated (the guards don’t do and let anyone in). As a current resident, DO NOT PURCHASE, it’s not worth the headache

My husband is working here hanging Drywall in these beautiful 3 story homes & a few 2 story homes. The Model homes are to die for, just beautiful homes & a beautiful view to 💯 . I would really like to see this track of houses & a few apartment's when it's ALL done. These construction workers WORK there BUTTS off here to build these homes for people & they don't get noticed at all but I've seen them ALL & they take pride in building these homes..

Talk about gentrifying a community. These developers not only made it more expensive to live here, but also risk people's health by building on top of an oil mine. This area was known for it's oil, now they risk their health by living in these overpriced houses, and will create so much overpopulation/ congestion. PLEASE AVOID BUYING PROPERTY HERE. MAKE THE DEVELOPERS LOSE THEIR MONEY!

This used to be the old landfill. They never clean it out. They just covered it in dirt for years. During that time the hill was drilled for oil. The soil is poisonous and toxic I wouldn't live there if you paid me.

If you want cancer and sick kids live here.

The builders are extremely unprofessional and drive horribly. One of their workers who was paying zero attention and was driving while on his phone in a massive white truck almost ran me right off the road. Good thing I got his license plate I'll be reporting him to the DMV I hope he never drives again.
