SCAM! I wish i saw these Google reviews before I applied. My husband and I were looking for a 2B1B place and one of their listings in the SGV area caught our eyes. The place was newly renovated and was within our budget so we applied. The application fee cost $90 for two applicants. One day after we applied they INCREASED the price by 7.2% ($200) which is out of our budget. We asked them why and they tried to deny it and made it sound like we were mistaken. We even confronted them with screenshots. They also said if we want to use the backyard it’s another $100. This is ROBBERY. We spent $90 on the application fee only for them to increase the price a day after we applied? What a bunch of greedy scammers. Both the management and the owner. I know that the housing market is very competitive but it is absolutely immoral for them to hike up the price after an application was submitted.

Please do not rent from these crooks. It will be a real headache. They will give you a dirty disgusting place in disrepair and then charge for you for all kinds of issues that are bogus or blown exaggerated. I had it cleaned professionally and try still tried charging for cleaning. I leafy an expensive dish there accidentally and when I realized called the next day but they claimed they already threw it away. It’s very difficult to pay because they require taking them a paper check, there is no option to pay electronically. I had to push them for weeks to get any of my deposit back.

Bunch of thieves be very careful renting from them. Unresponsive and unprofessional the entire time I rented from them (3 years). When I moved out it took them 43 days to give me my deposit and they only did so because I told them I was prepared to sue them if they didn’t.

1 star is far too generous for these crooks.

DO NOT RENT FROM KM PROPERTY MANAGEMENT.

They are trying to scam me for my security deposit. They are keeping 50% of my security deposit which is $1000 for bogus expensive such as replacement of kitchen cabinets, stove cleaning, painting, etc.
None of these charges are resonable and they fail to provide me with an itemized recipt.
They will never get back to you. We had water leaks from the ceiling and had to wait a month before anybody came. Our toilet was leaking and we waited 3 weeks. Couldn't even poop in my own house for 3 weeks.

Do not rent from this place. They will do anything to take your money. During the final walkthrough, the manager noted everything was good to go. Upon getting my mail, I found out they charged for things they stated they wouldn't. A repainting fee of 250, a clean up fee of 89 (mind you, that I left that place spotless), a broken blind fee (to my knowledge there were no blinds that were broken and can guarantee the blinds would be the same for the next tenant). The complex on new avenue had many water issues when I lived there. And the best part, they don't pick up their phones. You can call them for weeks and get no call back.
It was common to have the water be shut off without notice, on average 1x month. Neighbors pipe issues became the problem of everyone.
The power also seemed to go out during summer time. They refer you back to your home insurance for any losses of food,etc.
A couple of dog owners who fail to pick up their dogs business and therefore the back area smells like urine.

Try to contact their manager several times. Always on meeting, never call you back. They will waste your time and give you false impressions that say your information qualifies for their property. I contacted them and sent an application to them three weeks ago. And they only respond to me once when they ask me about the property address. I sent them a picture of the check for the application fee. But when I finally contact the manager two weeks later, he says I have to drop off the check to their office. That's fine. I went to their office. I drop off the check on Monday. And I got a call from the property last renter on Friday that she said the management company doesn't want to rent to us. Not because of our credit or anything, but they would like to do business with someone who had rented their property. Why do you guys not call me directly? I called all the phone numbers and no one answered the phones. It directly leads you to the voicemail box this time. If you are a business starter who wants to rent their property I just told you good luck bro. They don't want a starter. They need you to have work experience with them. And to those people who want them to lease your property. I suggest you go check somewhere else. I understand they are busy but that is not the way you treat your customer.

I currently rent a property from them. It has been a nightmare trying to get repairs done since they took over. They do not respond to maintenance requests. They take forever to do a simple repair. This is the worst company ever! Read all the reviews before you rent a property or contract them to manage a property.

We’ve been trying to rent a home for nearly 2 months now. We applied for one with Kevin Lee. He replied and gave us a specific time slot for a Wednesday between 6-6:30pm.

Turns out it was a damn open house for everyone!! And to add insult to injury, we didn’t even get that far. It was canceled the morning of so he’s obviously dealing under the table somewhere else. I rearranged my work schedule for absolutely nothing!!!

Completely unprofessional behavior by even the lowest of standards.
