They will do everything takes forever ! except you want rent a place from them ! they will response soon . After that no matter how you want keep updating info with them they can always find excuses that they are busy and no time . I wonder what they do for tenants and landlord ! If busy can’t manage then don’t have management company though ! Don’t rent or have them mange your properties! That is my suggestion as a landlord and tenant!

My experience with Louis properties Inc. has been awful. They operate using deceptive practices, praying on inspecting renters. They let you in with appealing listings, but quickly demand have the upfront fees for background checks and applications once paid, they vanish into thin air, living you without a lease refund numerous reports, exposed their fraudulent behavior properties and corporation no accountability or regards to tenants well-being solely focused on profiting from deceit don’t be there next victim stay away and opt for reputable rental management companies instead.

My experience with the management is decent overall. Michael helped a lot for scheduling a tour, and Cheryl did an amazing job on maintenance. The apartment is maintained well and with no big issue. Now, I am moving out and see how will the process be!

This place charged us applications fees and their lack of communication is horrible. We been applying for other places and so far we haven’t been charged for an application fee. NOT WORTH WAISTING YOUR TIME PAYING FOR AM APPLICATION FEE AND NOT GETTING THE PLACE IN THE END. Don’t waist your time here! They had us waiting over a month to hear back and see if the owner picked us. In reality we meet all criteria. We made enough enough and our background checks are clean and we all have great credit! Something is sketchy about this company. Erik kept telling us “oh I’m waiting for the owner to pick someone” and it took more then 2, 3 months to hear back. We kept calling and calling and nothing.

This sorry excuse of a property management company isn’t even worthy of one star to be honest. All of the 2+ star reviews must be submitted from their friends or family.

First and foremost, this review is coming from the perspective of a property owner. If you are a tenant looking for a lax, lazy, and incompetent property manager who won’t be riding your a$$ over a late payment or a violation you’re on the hook for, then I suppose you’ve hit the jackpot with this one?

Ching and her team are professionals at the following:
1. evading every form of correspondence from property owners requesting information and status updates on their property. You can call and email numerous times; hell, you can even visit in person requesting to see documents pertaining to your property! Don’t expect a response. Not even a generic “Received. Thank you” government employee response. Seriously.
2. Assisting shady tenants with securing new leases that serve the best interest of the tenant, with a complete disregard for protecting the interest of the property owner. God forbid you make Ching’s team do real work and actually have them look over a tenant’s proposed lease agreement to see if there’s anything in it for the property owner, or if the protections are still in place.
3. Don’t expect any kind of meaningful advice / strategy from them on trying to make your property more competitive in the marketplace. If you played Monopoly enough times you could probably pickup a few pointers that would be more helpful than what they could provide.
4. Every now and then, they’ll send you a mysterious invoice for their hard work of collecting a past due rental check and cashing it on your behalf for you (even though a contractual agreement for such service never existed in the first place).
5. Customer service – what’s that?
6. They make Spirit Airline’s Customer service look GREAT!

Sure, their rates may be the best, but the old adage “you get what you pay for” definitely holds true here. In short, you’re paying for a lazy check collector and nothing more. Everything else - - you’re on your own.
